CHAPTER 17

20 - R-4 HIGH-DENSITY RESIDENTIAL ZONE

17.20.010 - Purpose.

The purpose of the R-4 multiple-family residential zone is to provide a suitable living environment for those wishing to live in multiple dwelling units, particularly high-density structures. The intent is to promote desirable residential characteristics for medium-density living and to stabilize and protect existing medium-density areas by establishment of those requirements and facilities conducive to proper development.

17.20.020 - Minimum dwelling unit size.

A.

The following minimum dwelling unit sizes apply to the R-4 zone:

1.

Bachelor: four hundred square feet;

2.

Efficiency: five hundred square feet;

3.

One-bedroom: seven hundred square feet;

4.

Two-bedroom: nine hundred square feet;

5.

Three-bedroom: one thousand one hundred square feet. (Add two hundred square feet for each bedroom over three.)

B.

Family rooms or dens shall be considered bedrooms for this calculation.

C.

Required floor area shall not include porches, garages, entries, terraces, patios or basements.

17.20.030 - Permitted uses.

The following uses are permitted in any R-4 zone:

A.

Principal uses:

1.

Multiple-family attached or detached dwellings up to the maximum density specified in Exhibit 17.10.020, Residential Development Standards;

B.

Accessory uses:

1.

Same as R-1.
