CHAPTER 7

RESIDENTIAL DISTRICTS

7.1 - Purpose statements.

A.

Purpose of R-1 Single-Family Residence District. The purpose of the R-1 Single-Family Residence District is to provide for and preserve a low-density environment of single-family homes located upon larger sites. The R-1 District provides for limited nonresidential uses that are compatible with surrounding residential neighborhoods.

B.

Purpose of R-1A Single-Family Residence District. The purpose of the R-1A Single-Family Residence District is to provide for and preserve a relatively low density environment of single-family homes within residential neighborhoods, located upon sites comparable in dimension to typical areas of older single-family residential development within the community. Limited nonresidential uses that are compatible with surrounding residential neighborhoods may be permitted.

C.

Purpose of R-2 Single-Family Residence District. The purpose of the R-2 Single-Family Residence District is to provide for and preserve a relatively low to moderate density environment of single-family homes within residential neighborhoods, located upon sites comparable in dimension to typical areas of newer single-family residential development within the community. Limited nonresidential uses that are compatible with surrounding residential neighborhoods may be permitted.

D.

Purpose of R-2A Two-Family Residence District. The purpose of the R-2A Single-Family Residence District is to provide for and preserve areas of moderate density where single-family and two-family dwellings are located, similar in dimension to the typical lot size for single-family housing within the community. Limited nonresidential uses that are compatible with surrounding residential neighborhoods may be permitted.

E.

Purpose of R-3 General Residence District. The purpose of R-3 General Residence District is to provide for, and preserve, quality higher density residential development including multi-unit dwellings up to four (4) or stories in height. The R-3 District also provides for limited nonresidential uses that are compatible with surrounding residential neighborhoods, and allows a number of commercial uses as a special use.

F.

Purpose of R-4 General Residence District. The purpose of R-4 General Residence District is to provide for, and preserve, quality higher density residential development including multi-unit dwellings of four (4) or more stories. The R-4 District also provides for limited nonresidential uses that are compatible with surrounding residential neighborhoods, and allows a number of commercial uses as a special use.

G.

Purpose of E Estate Districts. The purpose of the E-R Estate Rural Residence District (E-R), the Estate One-Acre District (E-1) and the Estate Standard District (E-3) is to provide a transition from the more dense single-family areas of rural unincorporated Kane County. These classifications offer lower density and bulk regulations so as to produce a more open atmosphere for single-family dwellings. The purpose of E-R District is to provide lots that are large enough to contain their own source of water and self-contained sewage disposal (well and septic). The purpose of the E-1 District is to provide very large lots in a rural atmosphere with municipal utilities. The purpose of E-3 District is to provide a transition zone between more dense residential zoning districts and the estate districts.

7.2 - Permitted and special uses.

Table 7-1: Residential District Permitted and Special Uses lists permitted and special uses for the residential districts. A "P" indicates that a use is considered permitted within that district. An "S" indicates that a use is considered a special use in that district and must obtain a special use permit as required in Section 4.3 (Special Uses). A blank space or the absence of a use from the table indicates that use is not permitted within that district. No land which is located in a residence district shall be used for driveway, walkway, or access purposes to any land which is located in a business or industrial district, or used for any purpose not permitted in a residential district.

In addition to maximum building height, nonresidential buildings in all residential districts shall have a maximum floor area ratio (FAR) of 0.5.

For two-family, townhouse, and multifamily dwellings in the R-3 and R-4 districts add one foot to the setback for each two feet by which the building height exceeds (35) feet.

Lots platted prior to the effective date of the adoption of this Ordinance shall have minimum interior side yards consistent with the Village of North Aurora Zoning Ordinance of 1990.
