B-T NEIGHBORHOOD

TRANSITIONAL DISTRICT

§ 156.165 GENERALLY.

   It is the intent of this district to provide a limited range of retail and service oriented commercial, and residential uses in traditional residential areas adjacent to B-1 and B-2 Districts. The regulations set forth in this subchapter, or set forth elsewhere in this chapter when referred to in this subchapter are the regulations in the B-T Business Transition District.

§ 156.166 PERMITTED USES.

   In district B-T, no building or structure shall be hereafter erected, constructed, reconstructed, moved or altered except for 1 or more of the following uses:
   (A)   Receiving store for dry or steam cleaning;
   (B)   Barbershops, beauty parlors and chiropody, massage or similar personal service shops;
   (C)   Bed and breakfast;
   (D)   Childcare, and preschool;
   (E)   Church;
   (F)   Custom dress making, millinery, tailoring, shoe repairing, or similar trades;
   (G)   Elder daycare;
   (H)   Family childcare;
   (I)   Group home;
   (J)   Home occupation;
   (K)   Professional offices limited to: accountants, architects and engineers, brokers, planners, dentists, real estate and insurance, lawyers, landscape architects, chiropractors, doctors;
   (L)   Public park; and
   (M)   Two-family dwelling.

§ 156.167 CONDITIONAL USES.

   The following conditional uses maybe located in the B-T District, subject to the provisions hereof:
   (A)   Apartments; and
   (B)   Towers, telecommunication facilities, antennas, subject to the provisions of § 156.305 pertaining to same.

§ 156.168 ACCESSORY USES.

   The following accessory buildings and uses are permitted in the B-T District:
   (A)   Use and structures clearly incidental to the permitted uses are permitted;
   (B)   Any building used primarily for any of the permitted uses may not have more than 40% of the floor area devoted to the storage purpose incidental to the primary use; and
   (C)   Signs are permitted in accordance with Chapter 154 of this code; however, not to exceed 8 square feet in size.

§ 156.169 SETBACK AND HEIGHT REGULATIONS.

   Setback and height regulations in the B-T District are as follows:
   (A)   Front yard. Minimum front yard is 25 feet.
   (B)   Side yard.
      (a)   The minimum side yard setback shall be 7 feet for all lots 75 feet in width or more.
      (b)   The minimum side yard setback shall be 5 feet for all lots less than 75 feet in width.
      (c)   The minimum side yard setback for all corner lots adjoining a side street shall be 25 feet except in cases of lot width of less than 66 feet, the side yard setback shall be 15 feet.
   (C)   Rear yard. No rear yard is required, except where abutting an A or R District, where the rear yard shall be no less than 25 feet.
   (D)   Height. Maximum height is 2-1/2 stories or 35 feet above grade.

§ 156.170 PARKING REGULATIONS.

   Off-street parking spaces will be provided in the B-T District in accordance with §§ 156.350 et seq.
