I-1 LIGHT

INDUSTRIAL DISTRICT

§ 156.235 GENERALLY.

   The I-1 Light Industrial District is designed to provide for a variety of light industrial and related uses. Industrial uses permitted in this district shall conform to performance standards which are intended to limit potential impacts to adjacent property by means of smoke, dust, heat, glare, vibration and noise. The regulations set forth in this subchapter, or set forth elsewhere in this chapter when referred to in this subchapter, are the district regulations in the I-1 light industrial district.

§ 156.236 PERMITTED USES; USE REGULATIONS.

   (A)   In District I-1, no building or structure shall be hereafter erected, constructed, reconstructed, moved or altered except for 1 or more of the following uses:
      (1)   Any use permitted in the B-3 Business District;
      (2)   Industrial uses, except those specifically permitted in the I-2 Heavy Industrial District and except those which by reason of the emission of odor, dust, fumes, smoke, noise and other obnoxious characteristics would be harmful to the public health, safety and general welfare. No use shall be permitted or so operated as to produce or emit:
         (a)   Smoke or paniculate matter in accordance with the state ambient regulations;
         (b)   Dust, fly ash, radiation, gases, heat, glare or other effects which are obviously injurious to humans or property at the property line;
         (c)   Vibration or concussion perceptible without instruments at the property line; and
         (d)   The noises shall not exceed 55 dB at any point along the property line:

   (B)   Permitted uses may include uses such as:
      (1)   Assembly of metal products;
      (2)   Building materials, storage and sales;
      (3)   Dyeing and cleaning establishment;
      (4)   Farm and industrial equipment sales;
      (5)   Laboratories;
      (6)   Manufacture and assembly of electrical and electronic appliances;
      (7)   Manufacturing, compounding, processing, packaging or treatment of articles or merchandise from previously prepared materials such a bone, cloth, aluminum, cork, fiber, leather, glass, plastic, paper, stones, tin, rubber and paint;
      (8)   Manufacturing of light sheetmetal products, including heating and ventilation equipment;
      (9)   Machine shop or other metalworking, excluding drop hammers and other noise-producing tools;
      (10)   Grain storage bins;
      (11)   Stone and monument works;
      (12)   Storage of farm agricultural products;
      (13)   Truck and freight terminals;
      (14)   Utility substations and pumping stations;
      (15)   Warehouses and wholesale businesses;
      (16)   Building contractors office and storage facilities;
      (17)   Cement batch plants, but not including asphalt batch plants;
      (18)   Recreation buildings or buildings for training facilities for humans and animals. No permanent outside kennels, pens, corrals or other enclosures will be allowed to house animals except pursuant to a temporary permit to house animals not to exceed 7 days, which maybe issued by the city;
      (19)   Sexually oriented businesses, provided, however, that the business is operated in accordance with the provisions of Chapter 117 of this code of ordinances;
      (20)   Crematory;
      (21)   Cargo containers;
      (22)   Miniwarehouses, subject to the provisions of § 156.298.
   (C)   Living quarters used by watchpersons or custodians of the industrially used property are permitted.
   (D)   All storage of materials, products or equipment, except that which is displayed for sale, shall be within an enclosed building or in an open yard so screened that the stored items are not visible at human eye level within 300 feet of the property line.
   (E)   Industrial wastes shall be of a quantity and nature as not to overburden the public sewage disposal facilities, or to raise odor and unsanitary effects beyond the property line.

§ 156.237 CONDITIONAL USES.

   The following conditional uses maybe located in the I-1 Light Industrial District, subject hereto:
   (A)   Any conditional use permitted in the B-3 Commercial District;
   (B)   Racetracks;
   (C)   Towers, telecommunication facilities, antennas, subject to the provisions of § 156.305;
   (D)   Livestock and poultry commercial sales facilities located not less than ¼ mile from any residential dwelling, whether such residential dwelling is occupied or not. Keeping of any individual heads of livestock or poultry not to exceed 30 days.
   (E)   Commercial solar conversions systems (solar farms) provided the project conforms to provisions set forth in § 156.313.

§ 156.238 AREA, SETBACK AND HEIGHT REGULATIONS.

   Area, setback and height regulations in the I-1 District are as follows:
   (A)   Lot area. No minimum lot area is required.
   (B)   Front yard. A 25-foot front yard is required, except where the front yard abuts a residential district, or is located across a public right-of-way from a residential district, the front yard shall be 30 feet with screening.
   (C)   Side yard. A 10-foot side yard is required, except where the side yard abuts a residential district, where the side yard shall be 25 feet with screening from residential districts.
   (D)   Rear yard. No rear yard is required, except along the rear of a lot abutting a residential district, where the rear yard shall be 25 feet.
   (E)   Height. Maximum height is 6 stories or 90 feet above grade.

§ 156.239 PARKING REGULATIONS.

   Parking regulations in the I-1 District shall be in accordance with §§ 156.350 at seq.
