I-2 HEAVY

INDUSTRIAL DISTRICT

§ 156.250 GENERALLY.

   The I-2 Heavy Industrial District is intended to accommodate industrial uses that by their nature, exceed the industrial performance standards established in the I-1 Light Industrial District. The regulations set foith in this subchapter, or set forth elsewhere in this chapter when referred to in this subchapter, are the district regulations in the I-2 Heavy Industrial District,

§ 156.251 PERMITTED USES.

   In District I-2, no building or structure shall be hereafter erected, constructed, reconstructed, moved or altered except for 1 or more of the following uses:
   (A)   Any use permitted in the I-1 District;
   (B)   Any other industrial, manufacturing or commercial agriculture use, except those uses specifically permitted as a conditional use in this district; and
   (C)   Living quarters used by watchpersons or custodians of the industrially used property.
   (D)   The noises shall not exceed 65 dB at any point along the property line.

§ 156.252 CONDITIONAL USES.

   (A)   The following conditional uses maybe located in the I-2 District, subject to the provisions hereof:
      (1)   Any conditional use permitted in the I-1 Industrial District;
      (2)   Abattoirs;
      (3)   Alfalfa dehydrating plants;
      (4)   Acetylene gas manufacturing or storage;
      (5)   Ammonia, bleaching powder or chlorine manufacture;
      (6)   Asphalt manufacturing or refining;
      (7)   Burlap manufacture;
      (8)   Cement, lime, gypsum or plaster of Paris manufacture;
      (9)   Disinfectants manufacture;
      (10)   Exterminator and insect poison manufacture;
      (11)   Fertilizer manufacturing and bone grinding;
      (12)   Forage plant;
      (13)   Auto wrecking yard or junkyard only when located inside a building or when wholly enclosed by a well-maintained wooden fence not less than 8 feet in height and in which the openings or cracks are less than 15% of the total area;
      (14)   Oiled, rubber or leather goods manufacture;
      (15)   Paint, oil, shellac, turpentine or varnish manufacture;
      (16)   Printing ink manufacture;
      (17)   Sanitary landfills or other solid waste facilities;
      (18)   Racetracks;
      (19)   Storage or baling of scrap paper, iron, bottles, rags or junk;
      (20)   Towers, telecommunication facilities, antennas, subject to the provisions hereof pertaining to same;
      (21)   Police motor vehicle impound yard;
      (22)   Outdoor gun range;
      (23)   Asphalt batch plants; and
      (24)   Aboveground storage of hazardous, flammable, or explosive materials. Refer to § 158.308.
   (B)   In authorizing any of the uses listed in this section, there maybe imposed such reasonable requirements as to the landscaping, screening and other features of the development as maybe deemed necessary to protect adjacent property and prevent objectionable or hazardous conditions.

§ 156.253 SETBACK, AREA AND HEIGHT REGULATIONS.

   Setback, area and height regulations in the I-2 district are as follows:
   (A)   Lot area. No minimum lot area is required.
   (B)   Lot width. No minimum lot width is required.
   (C)   Front yard. A 25-foot front yard is required, except where the front yard abuts a residential district, or is located across a public right-of-way from a residential district, the front yard shall be 30 feet with screening.
   (D)   Side yard. A 10-foot side yard is required, except where the side yard abuts a residential district, where the side yard shall be 25 feet with screening from residential districts.
   (E)   Rear yard. No rear yard is required, except where the side yard abuts an A or R District, where the rear yard shall be 35 feet.
   (F)   Height. Maximum height is 6 stories or 90 feet above grade.

§ 156.254 PARKING REGULATIONS.

   Off-street parking spaces shall be provided in the I-2 District in accordance with §§ 156.350 et seq.
