H-1 HOSPITAL

DISTRICT

§ 156.270 GENERALLY.

   This district is designed to accommodate medical facilities including hospitals, clinics, doctor's offices, office buildings and associated uses. The regulations set forth in this subchapter, or set forth elsewhere in this chapter when referred to in this subchapter, are the district regulations in the H-1 Hospital District.

§ 156.271 PERMITTED USES.

   In District H-1, no building or structure shall be hereafter erected, constructed, reconstructed, moved or altered except for 1 or more of the following uses:
   (A)   Hospitals for human care; and
   (B)   The following accessory hospital facilities, buildings and uses:
      (1)   Home health agencies;
      (2)   Hospice;
      (3)   Medical, dental and related offices;
      (4)   Medical and dental clinics;
      (5)   Outpatient care facilities;
      (6)   Medical testing and laboratory facilities;
      (7)   Educational and conference facilities;
      (8)   Medical research and diagnostic facilities;
      (9)   Acute and chronic care facilities;
      (10)   Treatment for drug and alcohol addiction;
      (11)   Treatment for contagious diseases and mental illness;
      (12)   Ambulatory and special care facilities;
      (13)   Red Cross facilities, and helicopter landing areas;
      (14)   Pharmacies, drug stores, gift shop and laundry facilities;
      (15)   Recreational and daycare facilities;
      (16)   Place of worship, minor banking facilities and travel agencies;
      (17)   Cafeterias, restaurants and vending areas;
      (18)   Barber and beauty shops;
      (19)   Apartments and dorms that are hospital related;
      (20)   Rest homes, convalescent homes, mortuaries, cremation facilities; and
      (21)   Medical, dental and nursing schools.

§ 156.272 CONDITIONAL USES.

   The following conditional uses maybe located in the hospital district, subject to the provisions hereof:
   (A)   Towers, telecommunication facilities, antennas, subject to the provisions of § 156.305; and
   (B)   Professional offices, as defined in § 156.176.

§ 156.273 SETBACK, AREA AND HEIGHT REGULATIONS.

   (A)   Minimum setbacks. Minimum setbacks in the H-1 district are as follows:
      (1)   Front yard. The front yard setback shall be 25 feet.
      (2)   Side yard. Side yard setback shall be 25 feet.
      (3)   Rear yard. The rear yard setback shall be 25 feet.
   (B)   Height. Seventy-five feet maximum above grade. Height may exceed 75 feet if the structure is located on a medical campus where the maximum height may be allowed at 150 feet above grade subject to compliance with Federal Aviation Administration regulations.
   (C)   Minimum area of district. The minimum area zoned H-1 Hospital District shall be 10 acres. An area less than 10 acres may be rezoned if it is an extension of an existing H-1 District and the total area is 10 acres or greater, the extension of the district may include areas separated by streets and alleys.

§ 156.274 PARKING AND LANDSCAPING REGULATIONS.

   Off-street parking spaces will be provided in accordance with §§ 156.350 et seq. Twenty percent of all yards shall be landscaped.
