CHAPTER 18

04 GENERAL PROVISIONS

§ 18.04.010 Title for citation.

The ordinance codified in this title and amendments thereto shall be known as the "Okanogan zoning ordinance."

§ 18.04.020 Purposes.

The general purposes of this title are to promote the public health, safety, general welfare and interest in the city by:

Establishing a desirable pattern of land use that reflects the needs of the residents of the city;

Insuring the efficient use of public investment in community facilities, roads and utilities;

Providing clear and stable guidelines for public and private development;

Providing flexible means to stimulate creativity while maintaining sufficient control to achieve the objectives of the city's comprehensive plan;

Establishing adequate building setback and regulations to insure adequate light, air and open space as well as preventing the spread of fire;

Providing for residential, commercial, recreational and industrial sites that satisfy the needs of the residents of the city;

Protecting life and property by preventing the use of hazardous areas including flood prone lands and those having geological hazards;

Furthering the goals and policies of the city's comprehensive plan;

Complying with the provisions and objectives of the Growth Management Act and and Chapter 35A.63 RCW, as amended.

§ 18.04.030 Authority.

The ordinance codified in this title is adopted pursuant to Chapter 35A.63 RCW, as amended. The city permit administrator, hereinafter referred to as the "administrator," is vested with the duty of administering the provisions of this title and may prepare, and require, the use of such forms as are needed for its administration.

§ 18.04.040 Other permits issued by city.

The issuance of any other permit or license by any department of the city shall not in any way make lawful use of land or structure otherwise in violation of this title. Any such permit or license issued for a use of land shall be and is null and void.

§ 18.04.050 Scope.

This title shall apply to all lands located within the city to the extent authorized under the constitution and laws of the state and of the United States.

§ 18.04.060 Zoning map.

The location and boundaries of the districts designated in this title are established as shown on the map entitled the "Zoning Map of the City of Okanogan." The zoning map shall be dated with the effective date of the ordinance codified in this title and signed by the mayor. The signed map shall be maintained on file with the city clerk and is made a part of this title.
