CHAPTER 18

18 RESIDENTIAL TWO/DUPLEX DISTRICT R-2D

§ 18.18.010 Intent.

The intent of the R-2D district is to provide for a mixture of single-family and duplex residential types, encouraging development of more affordable housing while maintaining a lower intensity residential character.

§ 18.18.020 Uses allowed outright.

In the R-2D district the following uses and their accessory uses and structures are allowed outright:
A. 
Single-family dwellings;
B. 
Duplexes on lots no less than 75 feet in width;
C. 
Residential planned unit developments;
D. 
Day care centers (family);
E. 
Individual lot manufactured homes;
F. 
Home occupations as permitted by Chapter 18.68 OMC.

§ 18.18.030 Uses allowed by conditional use permit.

In the R-2D district the following uses and their accessory uses and structures are allowed by conditional use permit issued in accordance with Chapter 18.92 OMC:
A. 
Churches with any conditions imposed to be limited to the minimum necessary to reduce conflicts with permitted outright residential uses in the neighborhood;
B. 
Parks and playgrounds;
C. 
Public installations needed to serve residential areas.

§ 18.18.040 General standards.

Chapters 18.56 through 18.84 OMC, inclusive, list general standards that apply to uses and structures within this district. Because of this district's nature as a transition between single-family neighborhoods and more intense residential neighborhoods, lot widths are allowed to vary as depicted in OMC § 18.60.020, Chart 1. Height, bulk and density requirements shall be identical to those listed for the R-2 district as depicted in OMC § 18.60.030, Chart 2.

§ 18.18.050 Exceptions.

The following exceptions shall apply to the R-2D district:
A. 
Residential planned unit developments are to be single-family or duplex uses only. No multifamily dwellings are allowed in the R-2D district.
