48 INDUSTRIAL TWO DISTRICT I-2
§ 18.48.010 Intent.
The intent of the I-2 district is to provide areas for industrial developments that have characteristics which may result in more intense usage or may generate offensive noise, emissions, smoke, odor or involve heavy equipment operation or other obnoxious features.

§ 18.48.020 Uses allowed outright.
In the I-2 district the following uses and their accessory uses and structures are allowed outright:
A.
Agricultural production of crops;
B.
Bulk petroleum sales and storage;
C.
Churches; provided, that the establishment or likelihood of such a use shall not further restrict the uses for which the intent of the district has been established;
D.
Commercial parking and vehicle storage facilities;
E.
Day care centers (family);
F.
Freight depots;
G.
Hazardous waste treatment and storage facility, on-site;
H.
Heavy equipment and farm equipment repair shops;
I.
Lumber yards and building supply outlets;
K.
Product assembling facilities;
L.
Public utilities and facilities.

§ 18.48.030 Uses allowed by conditional use permit.
In the I-2 district the following uses and their accessory uses and structures are allowed by conditional use permit issued in accordance with Chapter 18.92 OMC:
A.
Asphalt batch plants;
B.
Battery manufacturing facilities;
C.
Chemical manufacturing and storage;
D.
Concrete batch plants;
E.
Distillation of bones;
F.
Explosive manufacturing and storage;
G.
Fertilizer sales and storage;
H.
Grain elevators;
I.
Laboratories;
J.
Lumber and pulp mills;
K.
Manufacturing establishments;
L.
Petroleum refineries;
M.
Processing establishments;
N.
Processing of animal hides;
O.
Refineries;
P.
Stockyards and livestock markets;
Q.
Storage facilities;
R.
Slaughter houses;
S.
Wrecking yards and salvage businesses;
T.
Any listed use permitted outright (OMC § 18.36.020) or use permitted by a conditional use permit (OMC § 18.36.030) in the C-2 district if not already permitted may be permitted by a conditional use permit; provided, the establishment of or likelihood of such a use shall not further restrict the uses for which the intent of the district has been established.

§ 18.48.040 General standards.
§ 18.48.050 Exceptions.
A.
Congregate living facilities and dormitories are permitted the same as the primary use of the property if directly accessory thereto.
