CHAPTER 18

60 LOT AND STRUCTURE DIMENSIONAL REQUIREMENTS

§ 18.60.010 Generally.

This chapter sets out the dimensional requirements for lots and structures located within the zoning districts described in Chapters 18.16 through 18.52 OMC.

§ 18.60.020 Lot standards.

*Smaller lot sizes can be achieved if done by PUD.
Exceptions:
1. 
Front Yards. If there are dwellings on both abutting or adjoining lots with front yards of less than the required depths for the underlying zoning district, the front yard for the lot need not exceed the average front yard depth of the abutting dwellings.
2. 
If there is a dwelling on one abutting or adjoining lot with a front yard or less than the required depth for the underlying zoning district, the front yard depth for the lot need not exceed the average between the front yard depth with less than the required depth and the required front yard depth for the underlying zoning district.
3. 
To permit or afford better light, air and vision on more heavily traveled streets and on streets of substandard width, to protect arterial streets and to permit the eventual widening of streets, the distance of any structure from the street right-of-way and from the centerline of the street shall be as follows: In a residential district, 20 feet from the edge of the property line or, where deeded right-of-way exists, the setback shall be 50 feet from the centerline, whichever is greater.
4. 
When commercial or industrial districts abut residential districts, side yards shall be at least five feet and rear yards shall be at least 10 feet.
5. 
In commercial and industrial districts front yard setback requirements will be as follows: Fifty feet from centerline where deeded right-of-way exists, or 20 feet from the property line, whichever is greater.
6. 
In residential districts, the yard requirements shall be increased by one foot for each foot by which the building height exceeds 25 feet.
7. 
In the conservancy district, residential uses shall follow the requirements for the R-1 district. All other uses shall be subject to the requirements of commercial or industrial districts.
8. 
On corner lots the setback on the street side of the lot shall be a minimum of 10 feet.
9. 
Requirements apply to residential uses only.

Exceptions:
1. 
The following types of structural parts are subject to conditional use permit and building height limitations of this title: aerials, belfries, chimneys, church spires, elevator shafts, fire and hose towers, flagpoles, monuments, television and radio towers, smokestacks, transmission towers, water towers, windmills and other similar projections.
2. 
Projections from buildings including cornices, eaves, gutters, sunshades and other similar architectural features may not project more than two feet into required yard areas.
3. 
When multifamily dwellings are to be built, the minimum lot size shall be increased by not less than 200 square feet for each unit.
4. 
Residential dwellings in the conservancy district shall follow the requirements for the R-1 district. All other uses shall be subject to the requirements for the industrial and commercial districts.
5. 
Requirements apply to residential uses only.
6. 
Maximum density may only be reached when full city services (i.e., water and sewer) are available.
