SECTION 10

R-2 TWO FAMILY RESIDENTIAL DUPLEX DISTRICT

§ 10.1 General Purpose and Description.

The purpose of the Two Family Residential (Duplex) District is to promote stable, quality residential development of slightly increased densities. Consistent with the city's Comprehensive Plan, this district may be used as a "buffer" district between low density and high density districts or between residential and non-residential districts.

§ 10.2 Permitted Uses.

A building or premise shall be used only for the following purposes:
10.2.1 
Any use permitted in the proceeding R-1 District.
10.2.2 
Residential buildings containing no more than one dwelling unit (excluding manufactured home and mobile homes).
10.2.3 
Duplex housing units.
10.2.4 
Uses as listed in Section 18 of this ordinance.

§ 10.3 Permitted Specific Uses.

The following specific uses shall be permitted in the R-2 District, when granted in accordance with Section 25:

§ 10.4 Height and Area Regulations.

Minimum lot area - 5,000 sq. ft.
Minimum width of lot - 50'.
Maximum height of building - 50'.
Minimum front yard - 25'.
Minimum rear yard - 15'
Minimum rear yard - accessory structures only.

Accessory structures one hundred and twenty (120) sq. ft. or less - 3'

Accessory structures exceeding one hundred and twenty (120) sq. ft. - 10'
Minimum side yard - 10% of lot width.
Minimum side yard - accessory structures one hundred and twenty (120) sq. ft. or less - 3'
Minimum side yard at corner - 25'.

§ 10.5 Parking Requirements.

Off-street parking shall be provided in accordance with the requirements for uses set forth in Section 20.
