SECTION 9

R-1 - SINGLE FAMILY RESIDENTIAL DISTRICT

§ 9.1 General Purpose and Description.

The Single Family Residential District is designed to accommodate the standard single family residential development. The district can be appropriately located in proximity to multifamily residential areas and certain neighborhood local retail and office uses.

§ 9.2 Permitted Uses.

A building or premise in an R-1 District shall be used only for the following purposes:
9.2.1 
Single family dwellings, excluding manufactured home and mobile homes.
9.2.2 
Customary home occupations/businesses.
9.2.3 
Garage sales.
9.2.4 
Parks and recreational areas (public).
9.2.5 
Uses as listed in Section 18 of this ordinance.

§ 9.3 Permitted Specific Uses.

The following specific uses shall be permitted in an R-1 District, when granted in accordance with Section 25:
9.3.1 
Country clubs (public/private).
9.3.2 
Community Centers.
9.3.3 
Uses as listed in Section 18 of this ordinance.

§ 9.4 Height and Area Regulations.

Minimum lot area - 5,000 sq. ft.
Minimum width of lot - 50'.
Maximum height of building - 50' from ground up.
Minimum front yard - 25'.
Minimum rear yard - 20'.
Minimum rear yard - accessory structures only.

Accessory structures one hundred and twenty (120) sq. ft. or less - 3'

Accessory structures exceeding one hundred and twenty (120) sq. ft. - 10'
Minimum side yard - 6'.

Minimum side yard at corner - 25'.

§ 9.5 Parking Regulations.

A minimum of two (2) covered, enclosed parking spaces shall be provided per unit behind the building line. Other off-street parking space regulations are set forth in Section 20.
