SECTION 12

MH - MANUFACTURED HOME PARK DISTRICT

§ 12.1 General Purpose and Description.

The Manufactured Home Park District is intended to provide for quality manufactured home and mobile home park development and maintenance. Manufactured home parks are defined as tracts or units of land under sole ownership where lots are rented or leased as space to be used for placement of a manufactured home or mobile home.

§ 12.2 Permitted Uses.

A building or lot shall be used only for the following purposes:
12.2.1 
Manufactured-home park of not less than two (2) nor more than ten (10) acres in size.
12.2.2 
Uses normally accessory to a manufactured home park, including office and/or maintenance buildings for management and maintenance of the park only, recreation buildings and swimming pools, private clubs, laundry facilities, storage facilities, and recreation areas for use by the resident of the park.

Other uses as listed in Section 18 of this ordinance.

§ 12.3 Permitted Specific Uses.

The following specific uses shall be permitted in the MH District when granted in accordance with Section 25:
12.3.1 
Boat, recreational vehicle, and/or travel trailer storage yard.
12.3.2 
Travel trailer and commercial overnight camping park.
12.3.3 
Other uses as listed in Section 18 of this ordinance.

§ 12.4 Height and Area Regulations.

Each manufactured housing unit shall have a minimum of lot space of 3,500 square feet.
Minimum width of manufactured housing unit lot to be 40 feet.
Minimum length of manufactured housing unit lot to be 80 feet.
Minimum front yard setback to be 10 feet.
Minimum side and rear setback to be 10 feet.

Accessory structures one hundred and twenty (120) sq. ft. or less-3'

Accessory structures exceeding one hundred and twenty (120) sq. ft. - 10' The minimum distance between manufactured housing units at any point will be 20 feet.
No manufactured housing unit shall be closer than 25 feet, in any direction, from a property line adjoining a public street.

§ 12.5 Parking Requirements.

Two (2) spaces shall be provided per unit located on the lot plus additional spaces for accessory uses as required in Section 20.

§ 12.6 Additional Restrictions Applicable to Manufactured-Home Park District.

12.6.1 
Manufactured housing design and construction will comply with construction and safety standards published by the Department of Housing and Urban Development pursuant to the requirements of the National Mobile Home and Safety Standards Act of 1974 and all manufactured homes will be subject to inspection by the Building Official.
12.6.2 
All manufactured homes shall be set on a solid slab structure and/or 18" to 20" runners. Additional rooms and enclosed porches shall be constructed on a solid slab.
12.6.3 
Tie-downs will be required and will be secured prior to occupancy.
12.6.4 
Underpinning and skirting will be required and will be installed prior to occupancy.
12.6.5 
Accessory buildings will be either manufactured or constructed in accordance with city codes. (Refer to subsection 12.4 for accessory structure setback requirements.)
12.6.6 
All manufactured homes and modular homes shall comply with all regulations of the State of Texas and such regulations are hereby incorporated into this section.
