ZONING DISTRICTS ESTABLISHED.

3.1 
The Town of Providence Village, Texas, is hereby divided into zoning districts as listed in this section.

3.2 
Description and Purpose of Zoning Districts
Agricultural District: The Agricultural district (A) provides for the continuance of farming, ranching, and gardening activities on land being utilized for these purposes. When land in an Agricultural District is needed for urban purposes, it is anticipated the zoning will be changed to the [sic] accordance with the Comprehensive Plan.
Single-Family Residential District: The Single-Family Residential District (R) district provides for residential development on lots with a minimum building site of 4,000 square feet and a minimum indoor, livable floor area of 900 square feet, excluding porches, breezeways, garages and accessory structures.
Manufactured Home and Modular Housing District: The Manufactured Home and Modular Housing district (MH) provides an area for the placement of a manufactured home and modular home units in subdivisions. Densities in this district will be comparable to that of the R District.
Multifamily District: When authorized, the Multifamily district (MF) permits multifamily development of maximum densities of nineteen (19) units per acre.
Business District–Light: The Business District–Light district (B-1) is established to accommodate Neighborhood services, light commercial and light office uses developed under the standards of the B-1 District. B-1 district uses are designed to provide a compatible relationship between the B-1 development and adjacent residential areas.
Business District–Heavy: The Business District–Heavy district (B-2) is established to accommodate uses which require considerable space for display, sales, or storage, or by the nature of the uses are generally not compatible with residential uses are located in the B-2 Commercial District in addition to uses allowed in the B-1 district.
Industrial District–Light: The Light Industrial District (I-1) is established to accommodate uses of a non-nuisance type located in relative proximity to residential and B-1 business areas. Development in the I-1 district is limited primary [primarily] to certain wholesale, jobbing, and warehouse uses and certain specialized manufacturing and research uses of a type which will not create a nuisance.
Industrial District–Heavy: The Heavy Industrial District (I-2) is established to accommodate industrial uses not appropriate for inclusion in the I-1 district and likely to create noise, traffic, odor, and/or other conditions incompatible with most residential and commercial uses.
Planned Development District: A Planned Development District allows for the development of large tracts of land in a manner that will permit flexibility.
