The Manufactured Home and Modular Housing district (MH) provides an area for the placement of detached manufactured home and modular home units and established [establishes] standards for a MH park or MH subdivision. A MH park offers spaces for the placement of manufactured or modular homes on a lease or rental basis. A MH subdivision includes individually platted lots, for the sale within the subdivision, for the placement of manufactured or modular home units with an atmosphere of a standard single-family subdivision. Densities in this district will be comparable to that of the R District.
10.1 Use Regulations:
A building or premise shall be used only for the following purposes:
1. Uses as listed in Appendix
1, Schedule of Uses, of this ordinance.
10.2 Permitted Special Uses:
The following Special uses shall be permitted in the MH District, when granted in accordance with Section
17:

1, Schedule of Uses, of this ordinance.
10.3 Height and Area Regulations:
1. See Appendix
2, Area, Setback, Height, Coverage and Density Regulations.
10.4 Parking Requirements:
Two (2) spaces shall be provided per unit located on the lot plus additional spaces for accessory uses as required in Section
20.
10.5 Additional Restrictions Applicable to MH District:
1. Manufactured housing design and construction will comply with construction and safety standards published by the Department of Housing and Urban Development pursuant to the requirements of the National Mobile Home and Safety Standards Act of 1974, as amended, and all manufactured homes will be subject to inspection by the Building Inspector and/or Compliance Officer.
2. All manufactured homes shall be set on solid slab structure and/or 18" to 20" runners. Additional rooms and enclosed porches shall be constructed on a solid slab. Minimum average vertical clearance of manufactured home frame above finished ground elevation shall be eighteen inches (18").
3. Tie-downs will be required and will be secured prior to occupancy.
4. Underpinning and skirting will be required and will be installed prior to occupancy.
5. All manufactured homes and modular homes shall comply with all regulations of the state of Texas and such regulations are hereby incorporated into this section.
6. Any area for a MH park must be a minimum of five (5) acres and a maximum of twenty (20) acres in size.
