The purpose of this district is to provide space for office buildings for business, industry, and nonprofit organizations engaged primarily in general office uses and professional services but not engaged in retail sales or direct customer services for daily or frequent needs. The district is designed to accommodate those uses which will have a minimal effect on the safety of vehicular and pedestrian traffic on the collector or arterial to which it has access. A C-5 District should be located on a collector or arterial street and should be adjacent to an existing commercial or industrial use.
(A) Office uses including but not limited to professional services such as architects, accountants, engineers, surveyors, legal services, real estate services, insurance services and financial services.
(B) Other uses which are determined by the Planning Commission to be clearly similar in character to those listed in this section and in conformance with the general purpose of the district.
(C) The Planning Commission may, when it is determined there is a need to reduce traffic flows generated by a proposed C-5 development, restrict the amount of space proposed for any permitted use within any development. The restriction will be measured as a percentage of total floor area allocated for any permitted use within the total floor area restriction allocated to any permitted use without prior approval by the Planning Commission.
The Planning Commission may issue conditional zoning certificates for uses listed herein subject to §§ 154.542 through 154.546 and to divisions of § 154.544 referred to below.
(A) Churches and other buildings for the purpose of religious worship, subject to division (7).
(B) Temporary buildings for uses incidental to construction work, subject to division (32).
(C) Government-owned and/or operated buildings and facilities, subject to divisions (13) and(14).
(D) Minimum side yard depth: 15 feet (25 feet on sides adjacent to an R District).
(E) Height regulations: As approved by the Planning Commission but may not exceed 50 feet.
(F) A landscaped buffer strip of 25 feet adjacent to any R District is required.
(G) Maximum floor area ratio: Proportion of floor area of all structures to total lot area may not exceed 40%.
