R-3 RESIDENTIAL

DISTRICT

§ 154.125 PURPOSE.

   The purpose of this district is to promote a high density residential development. The development will consist of single-family and two-family dwellings.

§ 154.126 PERMITTED USES.

   (A)   Single-family residential dwellings.
   (B)   Two-family residential dwellings. All lots or parcels designated as two-family residential shall be so designated on the preliminary and final plats required under this chapter. Otherwise such lots shall be restricted to single-family residential use only.
   (C)   Accessory uses, provided such uses are incidental to the use and do not include any activity conducted as a business. Such uses must be situated on the same lot with the principal building.
   (D)   Signs, subject to §§ 154.470 through 154.486.

§ 154.127 AREA AND HEIGHT REGULATIONS.

   (A)   Minimum lot area:
      (1)   Single-family residential dwellings: 9,000 square feet.
      (2)   Two-family residential dwellings: 15,000 square feet.
   (B)   Minimum lot width at minimum building setback line:
      (1)   Single-family residential dwellings: 65 feet.
      (2)   Two-family residential dwellings: 100 feet.
   (C)   Maximum lot depth: five times the lot width at the minimum building setback line.
   (D)   Minimum front yard depth: 40 feet.
   (E)   Minimum rear yard depth: 25 feet.
   (F)   Minimum side yard width: 10 feet.
   (G)   Minimum living floor area per family:
      (1)   Single-family dwellings: 1,000 square feet.
      (2)   Two-family dwellings: 800 square feet.
   (H)   Height regulations: No structure shall exceed 40 feet in height.
   (I)   Off-street parking: as regulated in §§ 154.405 through 154.409.

§ 154.128 OTHER REGULATIONS.

   (A)   Two-family housing may not constitute more than 20% of the subdivision.
   (B)   In the event the development of a subdivision proceeds in phases, no phase may exceed the 20% two-family housing requirement.
   (C)   All lots or parcels designated as two-family residential lots shall be designated on the preliminary and final plats as required under this chapter. If such designation is not made all lots shall be restricted to single-family residential use only.
