I-2 HEAVY

INDUSTRIAL DISTRICT

§ 154.270 PURPOSE.

   The purpose of this district is to provide for and accommodate light and heavy industrial uses in the fields of repair, storage, manufacturing, processing, wholesaling distribution and disposal, free from the encroachment of residential, commercial and light industrial districts. The uses listed are intended to complete the full range of activities necessary for the functioning of a community, but because of certain environmental characteristics should be placed in a separate district.

§ 154.271 PERMITTED USES.

   (A)   All permitted uses in an I-1 Industrial District.
   (B)   The following uses, when conducted not closer than 500 feet to an R District. Such distance shall be measured from the property line of the industrial use. Street not considered part of setback. Where the I-2 District abuts upon but is separated from an R District by a street, the width of the street may be considered as part of the required setback.
      (1)   Automobile assembly.
      (2)   Boiler shops, machine shops, structural steel fabricating shops, railway car or locomotive shops, metal working shops employing reciprocating hammers or presses.
      (3)   Brewing or distilling of liquors.
      (4)   Brick, pottery, tile and terra cotta manufacturing.
      (5)   Bulk station.
      (6)   Candle or sperm oil manufacturing.
      (7)   Cement, bituminous or asphaltic concrete mixing.
      (8)   Coal and coke yards.
      (9)   Cooperage works.
      (10)   Crematory.
      (11)   Enameling, lacquering.
      (12)   Flour or grain mill.
      (13)   Forge or foundry works.
      (14)   Gas generation or storage for illumination or heating.
      (15)   Linoleum, oil cloth or oiled goods manufacturing.
      (16)   Meat packing.
      (17)   Oil, paint, shellac, turpentine, varnish or enamel manufacturing, or the grinding of colors by machine.
      (18)   Perfume manufacturing.
      (19)   Pickle, sauerkraut or sausage manufacturing.
      (20)   Printing ink manufacturing.
      (21)   Sandblasting or cutting.
      (22)   Sewage disposal plant.
      (23)   Shoe polish or stove polish manufacturing.
      (24)   Steam plant.
      (25)   Stone and monument works employing power-driven tools.
      (26)   Wire or rod drawing, nut, screw or bolt manufacturing.
      (27)   Vinegar manufacturing.
      (28)   Yeast manufacturing.
   (C)   The following uses will only be permitted by the Planning Commission upon demonstration that these uses will not have injurious or offensive effects upon surrounding properties. This shall include written narrative in compliance with §§ 154.520 through 154.528 Off-Site Impacts. The Planning Commission may impose whatever requirements it deems necessary to eliminate or reduce off-site impacts. The following uses require a buffer strip as per § 154.546(B)(23):
      (1)   Acetylene manufacturing.
      (2)   Acid manufacturing except sulphurous, sulfuric, nitric, picric, carbolic, hydrochloric, or other corrosive acid manufacturing (see prohibited use class § 154.016).
      (3)   Animal black, lampblack, bone black or graphite manufacturing.
      (4)   Celluloid or pyroxyline, flammable cellulose, manufacturing or storage.
      (5)   Dextrine, starch or glucose manufacturing.
      (6)   Distillation of grain.
      (7)   Dye and dyestuff manufacture.
      (8)   Emery cloth or sandpaper manufacturing.
      (9)   Outdoor storage of rubber tires or scrap rubber.
   (D)   Other uses of a similar character, subject to such conditions as the Planning Commission may impose.
   (E)   Signs, subject to §§ 154.470 through 154.486.

§ 154.272 PARKING AND LOADING REQUIREMENTS.

   Parking and loading shall be as required under §§ 154.405 through 154.409.

§ 154.273 AREA AND HEIGHT REGULATIONS.

   (A)   Minimum lot area: 85,000 square feet.
   (B)   Maximum floor area ratio: Proportion of floor area of all structures to total lot area may not exceed 40%.
   (C)   Minimum lot width at front building line: 175 feet.
   (D)   Minimum lot frontage: 150 feet.
   (E)   Minimum front yard depth: 75 feet.
   (F)   Minimum rear yard depth: 50 feet.
   (G)   Minimum side yard width: 30 feet except where lot is adjacent to a residential use, in which case the side yard adjoining residential use must be 50 feet.
   (H)   Height regulations: No structure shall exceed 50 feet in height.

§ 154.274 LANDSCAPE PLAN.

   Landscape plan shall be as required in § 154.069.

§ 154.275 SITE PLAN REVIEW.

   Site plan review is required for all uses permitted by § 154.271 according to procedures detailed in § 154.070.

§ 154.276 ARCHITECTURAL DESIGN REVIEW.

   Architectural design review is required for all uses permitted under § 154.271 according to procedures detailed in § 154.071.

§ 154.277 OFF-SITE IMPACTS.

   All uses shall provide a written description of compliance with §§ 154.520 through 154.528 regarding off-site impacts prior to use approval by the Planning Commission.
