§ 13-6.4
Area and Yard Requirements.
a.
Every residential lot in the R-2 district shall meet the following standards; except as hereinafter specifically provided:
1.
Minimum lot area - 15,000 square feet.
2.
Minimum lot width - 125 feet at the street line.
3.
Minimum lot depth - 100 feet.
4.
Minimum side yard - 15 feet.
5.
Minimum front yard - 35 feet.
6.
Minimum rear yard - 35 feet.
7.
Maximum floor area - 1,500 square feet.
8.
Minimum floor area - 1,000 square feet.
b.
In the event that it can be demonstrated that the subject lot does not have severe slope limitations existing over more than 20% of the lot, the lot shall meet the following standards. Severe slope limitation is defined as a slope of 25% or more.
1.
Minimum lot area - 7,500 square feet.
2.
Minimum lot width - 75 feet at the street line.
3.
Minimum lot depth - 100 feet.
4.
Minimum side yard - 15 feet.
5.
Minimum front yard - 35 feet.
6.
Minimum rear yard - 35 feet.
7.
Maximum floor area - 10% of total lot area.
