I-1, LIMITED

INDUSTRY DISTRICT

§ 153.150.- PURPOSE.

This district is intended to provide for industrial uses that may be suitably located in areas of relatively close proximity to non-industrial development. As such, industries that pose problems of air or noise pollution will be restricted from this district.

§ 153.151. - PERMITTED USES.

The following uses are permitted in this district:

(A)

Wholesale business establishments;

(B)

Warehouses, packing and crating establishments and truck yards or terminals;

(C)

Contractors shops, roofing, electrical, papering, ventilating, welding, upholstering, fencing and building;

(D)

Storage yards for building material, coal, wood and ice;

(E)

Laboratories for research and quality control;

(F)

Public and public utility uses;

(G)

The manufacture, compounding, processing, packing or treatment of the products as candy, cosmetics, drugs, perfumes, pharmaceuticals, toiletries and food products, except the rendering of fats and oils;

(H)

The manufacture of pottery and figurines or other similar ceramic products, using only previously pulverized clay, and kilns fired only by electricity or gas;

(I)

The manufacture of boats, cameras, electrical appliances, radio and television receivers, musical instruments, medical appliances and photographic equipment, except film;

(J)

The manufacture of sporting and athletic equipment, small tools, toys, children's vehicles, caskets and burial vaults;

(K)

Trade schools;

(L)

Offices; and

(M)

Animal clinics.

§ 153.152. - ACCESSORY USES.

The following accessory uses are permitted in this district:

(A)

Off-street parking, storage garages and buildings and loading as regulated in this chapter;

(B)

Buildings temporarily located for purpose of construction;

(C)

Essential public service facilities; and

(D)

Essential security and safety facilities as approved by the City Council.

§ 153.153. - CONDITIONAL USES.

The following conditional uses are permitted in this district:

(A)

Guard/security structures for watchpersons or custodians of industrially used property only;

(B)

Outdoor storage of vehicles or materials held for resale or open sales lot;

(C)

Restaurants, lunch counters, confectioneries to serve the employees of the district;

(D)

Bowling alleys, beauty treatment salons and children care center;

(E)

Mining and extraction; and

(F)

Manufacturing, refining and processing of chemicals.

Government buildings, including a Houston County Criminal Justice Center and Houston County Highway Department Facility.

§ 153.154. - PERFORMANCE STANDARDS.

(A)

Height regulations. The maximum height of all buildings and structures shall not exceed three stories or 40 feet.

(B)

Set back regulations. The City Council may require fencing and screening along lot lines adjacent to residential districts.

(C)

Lot width. The minimum lot width shall be 100 feet.

(D)

Side and rear yard. The minimum side yard shall be 30 feet and the rear yard shall be 35 feet, except that no building shall be located closer than 150 feet from a residential district or school property.

(E)

Lot area. The minimum lot area shall be 20,000 square feet.

(F)

General regulations. Standards and regulations related to signs, parking and the like are set forth herein.
