DISTRICT
The major purpose of this district is to allow existing agricultural and conservancy areas in the outlying parts of the city that does not have central sewer services. Limited residential development will be allowed in this district and clustering of housing units will be encouraged.

The following uses are permitted in the AG district:
(A)
Commercial agriculture and horticulture;
(B)
Farm buildings and structures;
(C)
Single-family residential structures;
(D)
Farm drainage and irrigation systems;
(E)
Roadside stands for the sale of agricultural products;
(F)
Historic sites;
(G)
Public recreation;
(H)
Commercial feedlots, provided that no feedlot shall be located within 1,000 feet of a residential district;
(I)
Essential services, such as telephone, telegraph, power lines and necessary appurtenant equipment and structures;
(J)
Signs, subject to the standards in §§ 153.365 through 153.372;
(K)
Churches, schools city buildings, including police and fire stations.

The following uses are accessory in the AG district:
(A)
Any incidental machinery, structure of buildings necessary to the conduct of agriculture single-family residential and other permitted uses; and
(B)
Private garages, carports, screen houses, swimming pools and storage buildings for use of occupants of the principal structures.

Home occupations;
(B)
Cemeteries;
(C)
Agricultural products and live stock processing plants;
(D)
Hobby farms and stables;
(E)
Mobile home parks;
(F)
Resort campgrounds;
(G)
Nursery and garden supplies;
(H)
Mining, sand and gravel operations; and
(I)
Nursing homes, hospitals and sanitariums.

Non-profit tax exempt entity for the purposes of developmental disabled training, recreational training and associated office space.

Government buildings, including a Houston County Criminal Justice Center and Houston County Highway Department Facility.

Height regulations.
(1)
The maximum height of all buildings and structures shall not exceed 40 feet.
(2)
This height limitation shall not apply to grain elevators, silos, elevator lags, cooling towers, water towers, chimneys and smokestacks, church spires, and personal television antennas.

Front yard regulations.

Where a lot is located at the intersection of two or more roads or highways, there shall be a front yard setback on each road or highway side of each corner lot.
(C)
Side and rear yard regulations. There shall be a side yard width of not less than 30 feet on each side of the building and a rear yard of not less than 50 feet, except that no structure, other than a residence, shall be located closer than 150 feet from a residential district or school property.
(D)
Setback regulations. The City Council may require fencing or screening along lot lines adjacent to residential districts.
(E)
Lot width and depth regulations.
(1)
For farm residences: none.
(2)
For non-farm single-family residences: minimum width of 150 feet and depth of 200 feet.
(F)
Lot area regulations.
(1)
For farm residences: none.
(2)
For non-farm single-family residences: five acres.
(G)
Location of structures. Structures shall be located on each lot as to permit resubdivision if and when central sewer and water systems become available.
