DISTRICT
The major purpose of this district is to allow low-density multi-family dwellings, five to eight units, including apartments and townhouses adjacent to commercial areas or highways.

The following uses are permitted in the R-3 district:
(A)
Duplexes;
(B)
Townhouses;
(C)
Apartments;
(D)
Public recreation, including parks and playgrounds;
(E)
Churches;
(F)
Schools;
(G)
City buildings, including police and fire stations;
(H)
Signs, subject to standards in §§ 153.365 through 153.372; and
(I)
Essential services, including telephone, telegraph and power lines and necessary appurtenant equipment and structures.

The following accessory uses are permitted in this district: any incidental structure or buildings necessary to the conduct of a permitted use including private garages, carports, screen houses, swimming pools and storage buildings for use of occupants of the principal structures.

The following conditional uses are permitted in this district:
(A)
Junior and senior high schools;
(B)
Lodging and rooming houses;
(C)
Cemeteries; and
(D)
Home occupations.

Height regulations.
(1)
The maximum height of all buildings and structures shall not exceed three stories or 40 feet.
(2)
This height limitation shall not apply to chimneys, church spires, and personal television antennas.

Front yard regulations.

Side yard: ten feet.
(b)
Rear yard: 30 feet.

Lot area and density standards.
(1)
The minimum lot area for each multi-family dwelling shall be 10,000 square feet.

(3)
The maximum density shall be eight units per acres.
