- RESIDENTIAL DISTRICT R-2
Residential District R-2 is established primarily as a single-family residential area with areas for older two-family dwellings constructed and occupied prior to the enactment of this ordinance.
In Residential District R-2, no building or land shall be used and no building shall be erected, which is arranged, intended or designed to be used for other than one of the following uses:
(2-1)
Any use permitted in Residential District R-1.
(2-2)
Two-family dwellings, subject to the provisions of article XVI, section 3-1.
(2-3)
Accessory buildings, except that they must be at least five feet from the main building or structure and they are not permitted within any required front or side yard or within 15 feet of any street line or within three feet of any lot line not a street line.

Professional offices such as medical, dental, legal, engineering, and architectural offices conducted within a dwelling by the occupant.

The following uses are permitted upon application to the city council and subject to conditions established by it as outlined in article XVIII, section 8:

Family day home serving more than five children, exclusive of the provider's own children and any children who reside in the home.

For residential dwellings served by the public water and sewer, the following minimum lot areas shall apply:

For permitted uses utilizing individual water and/or sewage disposal systems, the required lot area for any such use shall be determined by the health official, but shall not be less than set forth above in subsection (5-1) of this article.

New buildings shall be located 25 feet or more from any street right-of-way which is 50 feet or greater in width, or 50 feet or more from the centerline of any street right-of-way less than 50 feet in width. This shall be known as the "setback line."

If the buildings on 70 percent of the lots on a given block have established a front building line not in conformance with the minimum setback, all new buildings may be located on the already established line, even though that line is a violation. If less than 70 percent of the lots in the block have buildings on them, all new construction must conform to the setback regulations.

For one- and two-story dwellings:
(7-1.1)
Front. The minimum front yard shall be 25 feet. Frontage requirements listed in article IV, section (5-3) apply.
(7-1.2)
Side. The minimum side yard shall be five feet, and the total width of the two required side yards shall be ten feet or more.

Rear. Each principal building shall have a rear yard of 25 feet or more.
(7-2)
For buildings greater than two stories in height:
(7-2.1)
The front and rear yard requirements shall be the same as set forth in section 7-1 above.

Five feet shall be added to the minimum requirement for each side yard.
(7-3)
For corner lots:
(7-3.1)
Yard requirements for corner lots shall be the same as set forth in sections 7-1 or 7-2 as applicable, except that a ten-foot yard is required on any side facing an existing or proposed street.

For accessory buildings:
(7-4.1)
Accessory buildings shall conform to the provisions stated in section 2 of this article.
