ARTICLE VII

RESIDENTIAL DISTRICT R-4

Section 1. - Statement of intent.

Residential District R-4 is established to provide areas for construction and development of new duplex, multifamily dwelling, townhouse, and garden apartment units.

Section 2. - Permitted uses.

In district R-4, no building or land shall be used, nor any building erected, which is arranged, intended or designed to be used for other than one or more of the following uses:

Duplex dwellings.

(2-2)

Town house dwellings subject to the provisions of article XVI, section (3-3).

(2-3)

Apartments and multifamily dwellings subject to the provisions of article XVI, section (3-4).

(2-4)

Accessory buildings, except that they must be at least five feet from the main building or structure and they are not permitted within any required front or side yard or within 15 feet of any street line or within five feet of any lot line not a street line.

Public utilities, subject to the provisions of article XVI, section (3-5).

Section 3. - Uses permitted by special exception.

The following uses are permitted upon application to the city council and subject to conditions established by it as outlined in article XVIII, section 8:

Family day home serving more than five children, exclusive of the provider's own children and any children who reside in the home.

Section 4. - Sign regulations.

Sign regulations shall conform to article XV of this ordinance.

Section 5. - Minimum lot regulations.

For residential dwellings served by public water and sewer, the following minimum lot areas shall apply:

Section 6. - Setback regulations.

Setback regulations for duplex dwellings shall conform to article V, section 6 of this ordinance.

Section 7. - Yard regulations.

Yard regulations for duplex dwellings shall conform to article V, section 7 of this ordinance.

Section 8. - Height regulations.

Height regulations for duplex dwellings shall conform to article IV, section 8 of this ordinance.

Section 9. - Parking regulations.

Off-street parking for duplex dwellings is required and on premises parking is regulated with open space required. Refer to article XIV of this appendix for requirements.
