P-F FLOODPLAIN PROTECTION DISTRICTS

Sec. 30-163.- Use regulations.

A building or premises shall be used only for the following purposes:

(1)

Residential uses as permitted in the R-90 District, provided that the structure's finished floor elevation is at least two (2) feet above the base flood elevation of a one hundred-year frequency storm (such floodplain being located on the property being zoned, platted and/or developed), that the structure is in compliance with all the requirements of the Federal Emergency Management Administration (FEMA) and that the structure be fully insured against flood damage prior to the issuance of a building permit.

(2)

Public park uses, provided that no permanent buildings be installed. Facilities, such as backstops, hike/bike trails, low water crossings and other similar improvements normally associated with a public park will be allowed.

It shall be expressly prohibited to operate any nonresidential use within the one hundred-year floodplain, as delineated by FEMA.

Sec. 30-164. - Height and area regulations.

The height regulations are the same as those in the R-S District regulations.

Sec. 30-165. - Parking regulations.

The parking regulations are the same as those in the R-90 District regulations.
