ARTICLE XVI

ACCESSORY USES; BUILDINGS

Sec. 30-241.- Uses permitted.

The following accessory uses are permitted:

(1)

In the R Districts:

Private garages.

Vegetable and flower gardens.

Raising and keeping of small animals and fowl, but not on a commercial basis or on a scale objectionable to neighboring property owners.

Tennis courts, swimming pools, garden houses and similar uses customarily accessory to residential use.

(2)

In the R-M District, there may also be storage garages and parking lots for use solely of occupants of the premises.

(3)

In the C and I Districts there may be any accessory use.

(4)

Temporary buildings for construction purposes are permitted in any district as accessory buildings during the course of construction.

(5)

Accessory buildings may not be used for dwelling purposes.

Sec. 30-242. - Accessory buildings.

Accessory buildings may be located only in a rear yard.

Sec. 30-243. - Fences.

Fences constructed within the required front, side, or rear yards shall be regulated as follows:

(1)

In required front yards, fences may be constructed to a maximum of six (6) feet in height, and may be as much as one hundred (100) per cent solid from the bottom up to a maximum of three (3) feet of that height. Except in columns that may be a maximum of sixteen (16) inches wide on any side and spaced a minimum of eight (8) feet apart, all portions of said front yard fence over three (3) feet in height may be a maximum of thirty (30) per cent solid.

In required side or required rear yards, fences may be constructed to a maximum of six (6) feet in height, and may be up to one hundred (100) per cent solid.

(3)

On corner lots, fences within ten (10) feet of the corner of the property adjacent to two (2) intersecting streets may be constructed to a maximum of four (4) feet in height, and may be one hundred (100) per cent solid from the bottom up to a maximum of two (2) feet of that height. All portions of said fence over two (2) feet shall be a maximum of thirty (30) per cent solid. However, fences may be constructed to a maximum of six (6) feet in height if said fence does not exceed ten (10) per cent solid. The height of fences in this subsection shall be measured from the elevation of the adjoining public way.

In all locations where a fence is limited to a maximum of thirty (30) per cent solid, no vines, hedges, trees, shrubs or any other vegetation shall be allowed to create a fence effect exceeding thirty (30) per cent solid.
