R-220 ESTATE RESIDENTIAL SINGLE-FAMILY DISTRICTS
A building or premises shall be used only for the following purposes:
(1)
All agricultural uses, with the exception of livestock/ranching operations, and any incident single-family dwellings on or adjacent to these uses.
(2)
Single-family dwelling. Residential use of temporary structures and mobile homes is prohibited.
(3)
No more than two (2) accessory buildings (shed, barn, etc.) not attached to the principal structure.
(4)
Public parks, public libraries, public elementary and high schools and public buildings.
(5)
Churches.
(6)
Golf courses, but not miniature courses or driving tees.
(7)
Fire station, police station, artesian well, pumping station, lake, boat docks, boathouse, water supply reservoir, filter bed, water tank, tower or standpipe.
(8)
Railroad right-of-way, railroad tracks, bridges, water tanks, signals and other railroad appurtenances, but not including railroad yards, classification tracks, storage tracks, passenger stations, freight stations, coaling facilities, fuel oil tanks or roundhouses.
(9)
Electrical facilities and electrical energy facilities, transformers, relay and substations, poles, wires and electrical transmission and/or distribution lines and distributions appurtenances, but not including office buildings or storage facilities.

Transitional uses, as may be permitted by the board of adjustment.

(a)
Size of front yard. There shall be a front yard having a depth of not less than one hundred (100) feet. No double frontage lots shall be permitted. No parking shall be allowed within the required front yard.
(b)
Size of side yard and rear yard. No structure shall be closer to a side or rear lot line than fifty (50) feet. A detached accessory building may be located within twenty (20) feet of the rear lot line, provided that the rear lot line is also a right-of-way for a public alley or a public or utility easement which easement shall have a width of not less than ten (10) feet.
(c)
Lot coverage. No more than ten (10) per cent of the total area of a lot shall be covered by structures. Structures include all buildings (principal and accessory), sheds and shelters.
(d)
Lot area, width and depth. No lot shall be used for residential purposes, and no building for residential use shall be constructed or moved upon any lot having an area less than two hundred twenty thousand (220,000) square feet, having a width of less than two hundred (200) feet, measured at a distance of twenty-five (25) feet behind the front lot line or having an average depth of less than five hundred (500) feet.
(e)
Where a lot having less area, width and/or depth than herein required existed in separate ownership upon the effective date of this chapter, the above regulations shall not prohibit the erection of one single-family dwelling thereon.
(f)
When a subdivision is submitted and approved pursuant to Chapter 26 of the City Code of Del Rio, Texas, then that approval shall constitute compliance with the appropriate area regulations of the zoning ordinance.

Off-street parking spaces shall be provided for at least four (4) vehicles. All nonvehicular parking (such as boats, trailers, motor homes, recreational vehicles, etc.) shall be located behind the principal structure and not be visible from the street.
