165.43 AGRICULTURAL

DISTRICT.

In A Districts, the regulations set forth in this section shall apply except as otherwise provided in this Zoning Ordinance.
   1.   Principal Permitted Uses. The following principal uses are permitted in the A District:
      A.   Agriculture; crop and tree farming; truck gardening;
      B.   One-family and two-family dwellings;
      C.   Plant nurseries and greenhouses;
      D.   Public and private schools and educational institutions of academic instruction;
      E.   Public museums, libraries, parks, playgrounds or community centers, and similar uses;
      F.   Golf courses, country clubs, tennis courts and similar recreational uses, provided that any such use not be operated primarily for commercial gain;
      G.   Private swimming pools;
      H.   Churches and accessory buildings;
      I.   Hospitals, nursing homes and charitable institutions (not to include penal or correctional institutions);
      J.   Nursery schools and childcare centers.
   2.   Accessory Uses. The following accessory uses are permitted in the A District:
      A.   Customary accessory uses incidental to the permitted use;
      B.   Signs, on-site. One only sign not exceeding 80 square feet in area pertaining to the lease, hire, or sale of the building or premises on which such sign is located; outdoor identification signs or bulletin boards for hospitals, churches and schools and other public buildings;
      C.   Private garages.
   3.   Space Requirements. The following space requirements apply in the A district:
      A.   Building Height Limit. Building height is limited to two stories or 35 feet maximum.
      B.   Minimum Area and Yards. Requirement for minimum area and yards as follows:
         (1)   Lot area: 20,000 square feet, exclusive of road right-of-way;
         (2)   Lot width: 100 feet;
         (3)   Front yard depth: 35 feet from proposed right-of-way line as shown on major thoroughfares plan;
         (4)   Side yard width: 10 feet; 15 feet for any other principal building;
         (5)   Rear yard width: 35 feet; 45 feet for any other principal building.
      C.   Exceptions. For exceptions to the provisions of this chapter, see Sections 165.36 through 165.41 of this Zoning Ordinance.
      D.   Fences, Walls and Plantings. For provisions relating to fences, walls and plantings, see Section 165.44(5) of this chapter.
