165.48 FLOOD

HAZARD AREA.

The F2 zone is an added restriction on uses or structures in existing districts and is intended to outline a flood hazard area for the maximum probable flood where flooding is caused by overflow and backwater which is relatively free of any current.
   1.   Principal Permitted Uses. Principal permitted uses in the F2 zone are as follows:
      A.   Any use permitted in the F1 District;
      B.   Any use permitted in the district in which the F2 District applies.
   2.   Permitted Accessory Uses. Any permitted accessory use allowed in the original district is a permitted accessory use in the F2 zone.
   3.   Space Limits. The space limit provisions of the original district shall apply in the F2 zone.
   4.   Special Limitation. All buildings and structures in the F2 zone must be so constructed as to withstand the flooding conditions which exist within the district. All buildings and structures must be protected to an elevation at least two feet higher than the top of curb elevation at the middle of the structure. All site plans and building permits in an F2 District must be approved by the City Engineer before a building permit can be issued. Costs incurred in seeking and obtaining such approval shall be paid by the applicant, in addition to the usual building permit fee.
