§ 21.04
LOT AREA, LOT WIDTH AND YARD REQUIREMENTS.
(A) Lot area.
(1) The following minimum requirements shall be observed:

(2) The regulations for two-family dwellings shall be utilized for one-family row dwellings with two dwellings in a row or building.
(B) Lot width and yard area requirements.
(1) The following minimum requirements shall be observed:

Front yard depth | 25 feet | 25 feet |
Side yard least width | 5 feet | 5 feet |
Side yard sum of widths | 12 feet* | 12 feet |
Rear yard depth | 30 feet | 30 feet |
* Where no alley is located to the rear of the lot and an attached garage is not constructed, a side yard of at least 12 feet shall be provided on one side of the principal structure. | ||
(2) The regulations for two-family dwellings shall also be utilized for one-family row dwellings with two dwellings in a row or building.
(3) In the case of one-family row dwellings, it shall be permissible to plat or replat zoning lots which shall utilize zero foot lot lines and party walls to create individual fee simple lots.
