- R3A THREE- AND FOUR-UNIT RESIDENTIAL DISTRICT
The R3A Three- and Four-Unit Residential District is intended to provide for varied dwelling types of medium density in locations where it may serve as a transitional use between moderate density residential developments or commercial uses and more intensive residential and/or commercial or industrial uses, or in developing areas where convenient access to the major street systems and community services are available.

Permitted uses in the R3A Three- and Four-Unit Residential District shall be:
(1)
Three-family dwellings;
(2)
Four-family dwellings;
(3)
Parks;
(4)
Day care centers;
(5)
Manufactured homes;
(6)
Accessory uses in accordance with the regulations as set forth in sections 48-103 through 48-109.

Conditionally permitted uses in an R3A Three- and Four-Unit Residential District shall be:
(1)
Any of the conditionally permitted uses in the R1 district;
(2)
Single-family dwellings;
(3)
Two-family dwellings;
(4)
Assisted living facilities:
(5)
Group homes (large).

Minimum lot area requirements for the R3A district shall be:
(1)
Three-family dwellings, not less than 15,000 square feet;
(2)
Four-family dwellings, not less than 18,000 square feet;
(3)
Two-family dwellings approved as conditionally permitted uses, not less than 12,500 square feet;
(4)
Other conditional uses, not less than 40,000 square feet unless otherwise specified.

Minimum lot width requirements for the R3A district shall be:
(1)
Three-family dwellings, not less than 100 feet wide at the established building setback line;
(2)
Four-family dwellings, not less than 100 feet wide at the established building setback line;
(3)
Two-family dwellings approved as conditionally permitted uses, not less than 100 feet wide at the established setback line;
(4)
Other conditional uses, not less than 140 feet at the established building setback line.

Building height requirements for the R3A district shall be:
(1)
The maximum building height for all residential uses shall be 35 feet;
(2)
The maximum building height to nonresidential uses shall be determined in the ordinance granting approval of the conditionally permitted use.

Ground floor area per dwelling in the R3A district shall be not less than 900 square feet.

Floor area ratio in the R3A district shall be: Not applicable to residential use but for all other permitted or conditional uses the total floor area of all buildings or structures shall not exceed 25 percent of the total area of the zoning lot.

No building shall be erected or enlarged unless the following yards are provided and maintained except as otherwise provided herein:
(1)
Front yard: Not less than 25 feet in depth;
(2)
Side yards: A side yard on each side of the zoning lot of not less than ten feet except where a side yard adjoins a street, the minimum width shall be not less than 25 feet;
(3)
Rear yard: Not less than 30 feet in depth.

Off-street parking and off-street loading shall be in accordance with the regulations set forth in article XXIII of this chapter.
