Sec. 48-479. - Purpose and intent.

The R3 Two-Family Residential District is intended to provide for varied dwelling types of moderate density in locations where it may serve as a transitional use between single-family development and more intensive residential and/or commercial uses, or in developing areas where convenient access to the major street systems and community services are available.

Sec. 48-480. - Permitted uses.

Permitted uses in the R3 Two-Family Residential District shall be:

(1)

Any of the permitted uses in the R1 district;

(2)

Two-family dwellings;

(3)

Accessory uses in accordance with the regulations as set forth in sections 48-103 through 48-109.

Sec. 48-481. - Conditionally permitted uses.

Conditionally permitted uses in the R3 Two-Family Residential District shall include all conditional uses in the RI district as well as assisted living facilities.

Sec. 48-482. - Minimum lot area.

Lot area requirements for the R3 district shall be:

(1)

Two-family dwellings, not less than 12,500 square feet;

(2)

Conditional uses, not less than 40,000 square feet unless otherwise specified.

Sec. 48-483. - Minimum lot width.

Minimum lot width requirements for the R3 district shall be:

(1)

Two-family dwellings, not less than 100 feet wide at the established building setback line;

(2)

Conditional uses, not less than 140 feet at the established building setback line.

Sec. 48-484. - Building height.

Building height requirements for the R3 district shall be:

(1)

The maximum building height for all residential uses shall be 35 feet;

(2)

The maximum building height to nonresidential uses shall be determined in the ordinance granting approval of the conditionally permitted use.

Sec. 48-485. - Ground floor area per dwelling.

Ground floor area per dwelling in the R3 district shall be not less than 900 square feet.

Sec. 48-486. - Floor area ratio.

Floor area ratio in the R3 district shall be: Not applicable to residential use but for all other permitted or conditional uses the total floor area of all buildings or structures shall not exceed 25 percent of the total area of the zoning lot.

Sec. 48-487. - Yards.

No building shall be erected or enlarged unless the following yards are provided and maintained except as otherwise provided herein:

(1)

Front yard: Not less than 25 feet in depth;

(2)

Side yards: A side yard on each side of the zoning lot of not less than ten feet except where a side yard adjoins a street, the minimum width shall be not less than 25 feet;

(3)

Rear yard: Not less than 30 feet in depth.

Sec. 48-488. - Off-street parking and loading.

Off-street parking and off-street loading shall be in accordance with the regulations set forth in article XXIII of this chapter.
