- LM LIGHT MANUFACTURING DISTRICT
The light manufacturing (LM) zoning regulations are established to provide areas within the city for light manufacturing and other similar uses which are compatible with surrounding and abutting land uses. The light manufacturing zoning classification is also intended to expand upon employment opportunities within the city and should be located where there is adequate and convenient access to major streets and/or highways. Areas zoned for light manufacturing may be utilized as a buffer or transition area between manufacturing uses and less intense uses such as commercial or residential.

Permitted uses in the light manufacturing (LM) district shall be as follows:

Construction contractors' office and screened storage yards;
(2)
General offices;

Machine shops;
(4)
Small engine repair shops;
(5)
Motor vehicle repair facilities including vehicle repair shops;
(6)
Commercial recreation facilities (indoor activities only);
(7)
Assembly and production facilities;
(8)
Hotels and motels;
(9)
Parks and playgrounds;
(10)
Banks and standalone ATM facilities;
(11)
Animal hospitals and veterinary clinics;
(12)
Archery ranges (indoor);
(13)
Auction houses;
(14)
Building materials and supply stores;
(15)
Business machine sales and/or service;
(16)
Carpet, tile, rug and other floor covering stores;
(17)
Crematories;
(18)
Communications sales and service;
(19)
Computer and electronic sales and service;

Adult-use cannabis dispensing organizations;

Adult-use cannabis craft grower organizations;
(3)
Adult-use cannabis dispensing organizations;
(4)
Adult-use cannabis infuser organizations;
(5)
Adult-use cannabis processing organizations;
(6)
Adult-use cannabis transporting organizations;
(7)
Self-storage facilities with outside storage;
(8)
Commercial-recreation facilities (which includes outdoor activities);
(9)
Gas stations;
(10)
Outdoor sales of materials, equipment or vehicles;
(11)
Convenience stores;
(12)
Planned developments;
(13)
Animal day care centers;
(14)
Animal pounds, shelters and kennels;
(15)
Art galleries, studios, supply stores;
(16)
Bowling alleys;
(17)
Butcher shops;
(18)
Cartage, express and parcel delivery establishments;
(19)
Catering establishments;
(20)
Coffee shops, tea houses;
(21)
Communications and cellular towers;
(22)
Coin, philatelic, stamp, and numismatic stores;

Except as may hereinafter otherwise be required for a conditionally permitted use, lot area for light manufacturing shall not be less than one acre nor more than five acres.

Lot width shall be not less than 200 feet in width, except as may hereafter otherwise be required for a conditionally permitted use.

Building height within a light manufacturing area shall not exceed 35 feet to the top of the roofline.

Yard requirements shall be as follows:
(1)
Front yard: Not less than 40 feet in depth;
(2)
Side yards: Two side yards, neither of which shall be less than 20 feet in width, except:
a.
A side yard adjacent to a residence district shall be not less than 40 feet in width;
b.
A side yard adjoining a street shall be the same as the required front yard;
(3)
Rear yard: Not less than 40 feet in depth.

All signage within a light manufacturing (LM) zoning district shall be regulated pursuant to article III of this chapter.

Off-street parking and off-street loading shall be in accordance with the regulations set forth in article XXIII of this chapter.

All light manufacturing (LM) structures and uses shall be subject to the development review committee site plan review and approval process, pursuant to article XXVI of this chapter.
