The R2 Traditional Residential District is intended to provide for single-family residential development at a moderate density. The permitted uses, lot areas, setbacks and other requirements are designed to encourage quality residential areas in existing portions of the city consistent with contemporary standards. The R2 Traditional Residential District is not intended to be utilized for new developments within the city.

Permitted uses in the R2 Traditional Residential District shall be the same as in the R1 district.

Conditionally permitted uses in the R2 Traditional Residential District shall include:
(1)
All R1 district conditionally permitted uses;
(2)
Two-family detached dwellings;
(3)
Lawn mower sales and/or service;
(4)
Two-family detached dwellings.

Lot area requirements for the R2 district shall be:
(1)
Single-family detached dwellings, not less than 6,000 square feet;
(2)
Nonresidential uses shall be determined as a conditionally permitted use.

Lot width requirements for the R2 district shall be:
(1)
Single-family detached dwellings, not less than 45 feet at the established building setback line;
(2)
Conditional uses, not less than 85 feet at the established building setback line.

Building height requirements for the R2 district shall be:
(1)
The maximum building height for all residential uses shall be 35 feet.
(2)
The maximum building height to nonresidential uses shall be determined in the ordinance granting approval of the conditionally permitted use.

Ground floor area per dwelling in the R2 district shall be not less than 900 square feet for a single-story structure, 860 square feet for a 1½ story structure and 700 square feet for a two-story structure. Ground floor area shall be measured from the outside of the exterior walls of the ground floor.

Floor area ratio in the R2 district shall be:
(1)
Residential uses, not applicable;
(2)
Nonresidential uses, not more than 40 percent of the total area of the zoning lot, including accessory structures.

Except as may be herein otherwise required, yards shall be in accordance with the following regulations:
(1)
Front yard: Not less than 25 feet in depth;
(2)
Side yards: A side yard on each side of the zoning lot of not less than ten percent of the lot width or five feet, whichever is greater. Where a side yard adjoins a street, the minimum width shall be not less than 25 feet. As to a detached accessory building located more than 30 feet back of the required front yard setback, there shall be a side yard on each side of the zoning lot of not less than three feet;
(3)
Rear yard: Not less than 25 feet in depth.

Off-street parking and off-street loading shall be in accordance with the regulations set forth in article XXIII of this chapter.
