Except for in the area bounded by Mississippi Drive, Oak Street, 5th Street, and Pine Street, a portion of the ground floor of a structure may be
used for residential purposes, so long as another portion of the ground floor is being used for a permitted commercial use which is not solely composed of storage,
parking, or any combination of the two. The commercial space must be of a size and configuration to make the commercial use of such space viable
Electrical distribution substation and pipeline pumping station.
Manufacture or assembly of wood or paper products.
Any other use that is determined by the Zoning Board of Adjustment to be of the same general character as the foregoing permissive uses, in accordance with Section 10-31-1 of the City Code.
10-12-3 Height, Area, And Setback Requirements
There shall be a maximum floor area ratio of 4:1 with buildings not to exceed eight (8) stories, except that where a building is set back from one (1) or more lot lines, the floor area of such building or buildings may be increased by two (2) square feet of additional floor area for each square foot of open area provided. Maximum floor areas may be further increased by one (1) square foot of open space that is landscaped and planted and not paved.
