Situated on a site of not less than 20,000 square feet; and
Has not more than 50% of the site area occupied by buildings.
Hospital, provided that:
It is located at least 100 feet from any lot in any Residential District;
It is situated on a site of not less than five acres;
It has not more than 50% of the site area occupied by buildings; and
The building is set back from all required yard lines an additional foot for each foot of building height.
Educational or philanthropic institution, provided that:
It is located at least 50 feet from any lot in any Residential District;
Is situated on a site of not less than 20,000 square feet; and
Not more than 50% of the site area is occupied by buildings.
