CHAPTER 10

8 R-5 RESIDENTIAL DISTRICT

10-8-1 Permissive Uses

Multiple-family dwellings or townhouses on tracts of not less than three acres.
Rooming house or boarding house.
Single and two-family dwelling.
Group home sponsored by a religious, education, or eleemosynary institution, provided that such home:
1. Has single kitchen facilities;
2. Is under 24 hour adult supervision; and
3. Is not a penal or mental institution.
Nursing, rest, or convalescent home, provided that it is:
1. Located at least 50 feet from any lot in any Residential District;
2. Situated on a site of not less than 20,000 square feet; and
3. Has not more than 50% of the site area occupied by buildings.
Private club, fraternity, sorority, or lodge, excepting when the chief activity of which is a service customarily carried on as a business.
Public park or playground.
Place of worship.
Public school, elementary and high, or private school having a curriculum equivalent to a public elementary or public high school and having no rooms regularly used for housing or sleeping purposes.
Golf course, except miniature course and driving tees operated for commercial purpose.
Clinics, but not animal clinics.

10-8-2 Conditional Uses

Nursery, day care center, or play school, provided that any play lot used in connection therewith be suitably fenced and screened in accordance with the requirements of the Zoning Board of Adjustment.
Electrical distribution station, pipeline pumping station, or water tower.
Funeral home, provided that:
1. The facility is connected to a sanitary sewer.
2. Ample off-street parking is available as determined by the Zoning Board of Adjustment.
3. All parking areas are screened from adjacent property with a minimum four-foot high (above vehicle headlights) screening fence (75% opaque), hedge-type landscaping, or the equivalent.
4. Outside lighting does not shine directly onto adjacent property.
5. That the following not be permitted: crematory, emergency ambulance service, exterior display of grave monuments or markers.
Barber or beauty shop within an owner-occupied home that:
1. Does not exceed two chairs.
2. Provides minimum two off-street standard parking stalls per chair.
3. Otherwise complies with the definition of a Home Occupation (10-32-1).
4. Where the predominate use of the structure prior to the ancillary use of a barber or beauty shop is non-residential, an outside employee with standard off-street parking (one per employee) may be considered.

10-8-3 Height, Area, And Setback Requirements

Maximum Structure Height: 35 feet, except for as provided for in Title 10, Chapter 26
Minimum Front Yard Depth: 25 feet
Minimum Side Yard Depth: 6 feet
Minimum Rear Year Depth: 25 feet
Minimum Frontage: 50 feet
Minimum Lot Area: 5,000 square feet
Minimum Lot Area per Family:
1. Single Family: 5,000 square feet
2. Two Family: 2,500 square feet
3. Multiple: 1,000 square feet
