165.12 A-1

AGRICULTURAL DISTRICT REGULATIONS.

The A-1 District is intended to retain land suited for eventual development for urban uses in a productive agricultural use until the community can feasibly extend its urban services and thus grows in an orderly manner.
   1.   Principal Permitted Uses. Only the uses of structures or land listed in this section shall be permitted in the A-1 District.
      A.   Agriculture and usual agricultural buildings and structures.
      B.   One-family dwellings.
      C.   Churches, cathedrals, temples, and similar places of worship.
      D.   Public and parochial schools, elementary and secondary, and other educational institutions having established current curriculum.
      E.   Publicly owned museums, libraries, community centers, parks, playgrounds, golf courses, and recreation areas.
      F.   Private noncommercial recreation areas and centers including country clubs and golf courses.
      G.   Nurseries, greenhouses, truck gardens.
      H.   Public water supply and sewage treatment facility.
      I.   Electrical and liquefied product transmission and regulating facilities.
      J.   Cemeteries.
      K.   Dumping of noncombustible materials for landfill purposes.
      L.   Commercial communication and transmission towers (conditional use only).
   2.   Permitted Accessory Uses.
      A.   Uses of land or structures customarily incidental and subordinate to one of the principal uses, unless otherwise excluded.
      B.   Private garage or carport.
      C.   Temporary buildings for uses incidental to construction work, which buildings shall be removed upon the completion or abandonment of the construction work.
      D.   Private swimming pools when enclosed with a non-climbable fence at least six (6) feet in height.
      E.   Living quarters for persons employed on the premises, provided that such quarters shall not be rented, leased, or otherwise used for commercial gain, or sold except in accordance with the provisions of this chapter and other applicable codes and regulations of the City.
   3.   Bulk Regulations. The following minimum requirements shall be observed, subject to the modifications contained in Section 165.24.
      A.   Lot Area: Dwelling – 20,000 square feet.
      B.   Lot Width: Dwelling – 125 feet.
      C.   Front Yard: Dwelling – 35 feet.
      D.   Side Yard: Dwelling – 10 feet; street side, corner lot – 35 feet.
      E.   Rear Yard: Dwelling – 30 feet.
      F.   Maximum Height: Dwelling – 35 feet.
      G.   Other Uses: Front – 40 feet; rear – 30 feet; side – 10 feet; street side, corner lot – 40 feet; height – 50 feet.
   4.   Off Street Parking and Loading. Spaces for off-street parking and loading shall be provided in accordance with the provisions of Sections 165.22 and 165.23.
