The R-2 District (Multi-Family Residential District) is intended and designed for certain medium high density residential areas of the City now developed with multiple-family dwellings and areas where similar residential development seems likely to occur.
1. Principal Permitted Uses. Only the use of structures or land listed in this section all be permitted in the R-2 District.
A. Any use permitted in the R-l District.
B. Multiple dwellings, including row dwellings and condominiums.
C. Boarding and rooming houses.
D. Institutions of a religious, educational, or philanthropic nature, including libraries.
E. Nursing, convalescent, and retirement homes.
F. Private clubs, lodges, or veterans organizations, excepting those holding a beer permit or liquor license or who sponsor gaming, bingo, or gambling activities.
H. Private kindergartens and day nurseries.
2. Permitted Accessory Uses. Accessory uses are permitted as are permitted in and limited in the R-l District.
3. Bulk Regulations. The following minimum requirements shall be observed, subject to the modifications contained in Section
165.24.
A. Lot Area: Single- and two-family dwellings – 9,000 square feet; multi-family dwellings (including apartments and condominiums) – 9,600 square feet for 3 units plus 1,200 square feet for each additional unit up to 12 and 750 square feet for each additional unit over 12.
B. Lot Width: Single- and two-family dwellings – 75 feet; Multi-family dwellings – 80 feet.
C. Front Yard: Dwellings – 25 feet.
D. Side Yard: Dwellings – 8 feet; street side, corner lot – 25 feet.
E. Rear Yard: Dwellings – 30 feet.
F. Maximum Height: Dwellings – 35 feet.
G. Other Uses: Front – 35 feet; rear – 30 feet, side – 20 feet; street side, corner lot – 35 feet.
4. Off Street Parking and Loading. Spaces for off-street parking and loading shall be provided in accordance with the provisions of 165.22 and 165.23.
