165.18 C-2

DISTRICT REGULATIONS.

The C-2 District (Commercial/Residential District) is intended and designed to provide for a commercial/residential area for the City.
   1.   Permitted Uses.
      A.   Uses permitted in R-2 Districts except as otherwise provided herein.
      B.   Publicly owned museums, libraries, community centers, governmental offices, and recreation areas; institutions of a religious, educational, or philanthropic nature.
      C.   Retail businesses or service establishments such as the following:
         Antique shops.
         Apparel shops.
         Art shops.
         Baby and children’s stores.
         Banks, savings and loan associations, and similar financial institutions.
         Barber shops and beauty parlors.
         Book stores.
         Camera shops.
         Clothes cleaning and laundry pickup stations.
         Computer/Electronic devices and systems.
         Drug Stores.
         Dry goods stores.
         Florist shops.
         Funeral homes.
         Furniture Stores.
         Gift shops.
         Hobby shops.
         Jewelry stores and watch repair shops.
         Office buildings.
         Photographic studios.
         Post office substation.
         Printing and lithograph shops.
         Radio and television sales and repair.
         Real estate office.
         Shoe sales and repair shops.
         Sporting goods stores.
         Tailor and dressmaking shops.
         Toy stores.
         Variety stores.
      D.   Combinations of the above uses.
      E.   Hospitals, medical, and dental clinics.
      F.   The office of a doctor, dentist, osteopath, chiropractor, optometrist, or similar profession.
      G.   Business and professional offices including the following: collection of public utility, law, engineering, architecture, real estate, insurance, accounting, bookkeeping, and similar uses.
   2.   Permitted Accessory Uses.
      A.   Off-street parking and loading areas, if it does not constitute a sight hazard.
      B.   Merchandise displayed for sale or rent in any required yard abutting a public street if it does not constitute a sight hazard.
   3.   Bulk Regulations. The following minimum requirements shall be observed subject to the modifications contained in 165.24.
      A.   Lot area: No minimum requirement.
      B.   Lot Width: No minimum requirement.
      C.   Front Yard: 25 feet.
      D.   Side Yards: 8 feet; street side, corner lot – 25 feet.
      E.   Rear Yard: None, provided that when adjacent to any R District, there shall be provided along the rear lot line a screen of sufficient height and opacity to effectively shield such R District property. Screens shall meet the minimum requirements of Section 165.11 of this chapter and shall be approved by the City Council.
      F.   Maximum Height: 50 feet.
   4.   Off-Street Parking and Loading. Spaces for off-street parking and loading shall be provided in accordance with the provisions of 165.22 and 165.23.
