48 - I-2 HEAVY INDUSTRIAL DISTRICT

The purpose of the I-2 district is to provide a district for heavy industrial and manufacturing uses in areas generally separated from other sections of the city.

Any principal use permitted in the I-1 district;
B.
Industrial uses, except those which are likely to create hazards of fire, explosion, noise, vibration, dust, lint or the emission of smoke, odor or toxic gases;
C.
Agriculture — crops only;
D.
Beverage bottling and manufacture;
E.
Building material sales and storage;
F.
Commercial storage;
G.
Electric generating plants;
H.
Electric appliance manufacture;
I.
Feed store;
J.
Fertilizers manufacture;
K.
Freight terminal;
L.
Freight yard;
M.
Grain processing;
N.
Machine manufacture;
O.
Machine shop;
P.
Metal fabrication;
Q.
Truck terminal;
R.
Warehousing;
S.
Wholesale outlet.

Any accessory use permitted in the I-1 district;
B.
Any use that is clearly accessory to any of the above permitted uses;
C.
Temporary buildings for construction purposes for a period not to exceed the completion date of such construction.

Side yard setback: Twenty (20) feet.

Rear yard setback: Fifteen (15) feet.

Maximum height requirements: Fifty (50) feet.

Minimum lot area: Ten thousand (10,000) square feet.
F.
Minimum lot width: One hundred (100) feet.
