CHAPTER 17

12 - ZONING DISTRICTS DESIGNATED

17.12.010 - Enumerated.

Regulations regarding the use of land within each zoning district are as defined in Chapters 17.16 through 17.72. For the purposes of zoning, the city and the urban reserve area shall be divided into the following districts:

A.

Residence Districts.

1.

Single-family suburban residents (RS).

2.

Single-family (low density) residence (R-1).

3.

Multiple-family (medium density) residence (R-2).

4.

Multiple-family (high density) residence (R-3).

5.

Traditional neighborhood development (TND).

B.

Commercial Districts.

1.

General commercial (B-1).

2.

Limited commercial (B-2).

3.

Highway commercial (B-3).

C.

Industrial Districts.

1.

Light industrial (I-1).

2.

Heavy industrial (I-2).

D.

Special Purpose Districts.

1.

Agricultural (A).

2.

Conservancy (C).

3.

University (U).

4.

Mobile home park (MHP).

5.

Hospital zone district (HZ).

6.

School zone district (SZ).

17.12.020 - Zoning map.

A.

Official Map Adopted. The location and boundaries of the zoning districts established by this code are set forth on the zoning map and that map is made a part of this chapter by reference. An official copy of such map, entitled "City of River Falls Official Zoning Map," together with a copy of this title, shall be kept at the office of the city clerk, available for public inspection during office hours. The city official zoning map shall be certified by the city clerk. Any changes in zoning district boundaries shall be recorded on the official zoning map.

B.

Determination of Boundaries. Whenever uncertainty exists as to the boundary of any use district as shown on the zoning map incorporated herein, the following rules shall apply:

1.

Where district boundary lines are indicated as following streets, alleys, railroads or similar rights-of-way, they shall be construed as following the center line of the same.

2.

Where district boundary lines are indicated as approximately following lot lines, such lines shall be construed to be such boundaries.

C.

Extension of Boundaries into Vacated Districts. Whenever any street, alley or other public way is vacated by official action of the city, the zoning district adjoining each side of such street, alley or public way which has been vacated shall automatically be extended to the center of such vacation and all area included in the vacation shall be subject to all appropriate regulations of the extended district.

D.

Annexations. Land annexed to the city in the future shall be placed in the district provided for by the extraterritorial zoning in effect until placed in another district by action of the council amending this title.
