ARTICLE VII.

COMMERCIAL AND INDUSTRIAL DISTRICTS

Sec. 80-7.1. - Purpose.

(a)

C-1 local commercial district. The C-1 local commercial district is intended to provide for small-scale commercial and mixed-use development that serves the local community.

(b)

C-2 general commercial district. The C-2 general commercial district is intended to provide for a broad range of commercial development including a full range of retail, office, and service uses that serves the local and regional market. Dwellings above the ground floor are encouraged to facilitate mixed-use development.

(c)

C-3 central commercial district. The C-3 central commercial district is intended to provide for commercial and select residential development within the city's central business district that allows a broad range of uses to reflect the central business district's role as a cultural, office, and governmental center. Dwellings above the ground floor are encouraged and multi-story development is required.

(d)

I-G general industrial district. The I-G general industrial district is intended to accommodate industrial facilities, large-scale office development, and research and development facilities.

Sec. 80-7.2. - Uses.

Article XII lists permitted and special principal uses and temporary uses for the commercial districts.

Sec. 80-7.3. - Dimensional standards.

Table 80-7-1: Commercial districts dimensional standards establishes the dimensional standards for the commercial districts. These regulations apply to all uses within each district unless a different standard is listed for a specific use or in this section.

Sec. 80-7.4. - General district regulations.

All development is subject to the standards of this article for the applicable zoning district and the standards of this code, including, but not limited to:

(a)

Article XIII for additional development standards and requirements, such as exterior lighting, accessory structures and uses, and permitted encroachments.

(b)

Article XIV for off-street parking and loading standards and requirements.

(c)

Article XV for landscape and tree preservation standards and requirements.

(d)

Article XVI for sign standards.
