CHAPTER 17

04 - GENERAL PROVISIONS

17.04.010 - Short title.

The ordinance codified at this title shall be known and may be cited as the "Zoning Ordinance of the Town of Silt, Colorado."

17.04.020 - Applicability.

The provisions of this title shall apply within the town limits of the town as established on the map entitled "Town of Silt Town Boundary and Zoning Map," as the same may be amended after the effective date of the ordinance codified at this chapter, which ordinance was adopted July 28, 1980.

17.04.030 - Conformity with district regulations.

No building or land shall, after the effective date of the ordinance codified at this chapter, which ordinance was adopted July 28, 1980, be used or occupied and no building or structure or part thereof shall be erected, moved or structurally altered, except in conformity with the regulations of this title or amendments thereto, for the district in which it is located.

17.04.040 - Conformity with density regulations.

No building shall hereafter be erected or altered so as to exceed the density regulations of this title for the district in which it is located.

17.04.050 - Uses not allowed.

It is the intent of district regulations in the chapters of this Title 17 of the Silt Municipal Code and the policy of this title that if any use or class of use is not specifically allowed as a permitted use or prohibited use in a district as set forth in these chapters, it is a special use in that district.

17.04.060 - Conflicting regulations.

In interpreting and applying the provisions of this title, each landowner shall be held to the minimum requirements for the promotion of the health, safety, and general welfare of the town. The regulations of this title are not intended to interfere with, abrogate or annul other rules, regulations or ordinances of the town. However, if the requirements of this title are at variance with the requirements of any other lawfully adopted rules, covenants or agreements between parties, the more restrictive or that imposing the higher standards shall govern.
