SECTION XIV

- OFF-STREET PARKING REGULATIONS.

Any construction requiring a building permit, and fitting any of the following categories, shall provide off-street parking on the lot containing the building proper, or within 300 feet thereof, on property owned or legally leased for a minimum of a two-year period, for parking in accordance with the following minimum requirements.

In calculating parking spaces based on building area in square feet, the area shall be the gross square footage of the building. Where calculations result in a fraction of a space requirement, the total shall be rounded up by one parking space. Parking lot design shall be in accordance with accepted design standards, ADA requirements, and shall include space requirements for any necessary access, egress, ingress, and maneuvering lanes.

Parking lot access driveways fronting on TxDOT right-of-way shall be submitted to the TxDOT area engineer for review and approval.

1.

Residential use:

a.

Single-family Dwelling shall have two parking spaces

b.

Two-family Units through Six-Family Units shall have two and one-half parking spaces per unit.

c.

Multifamily, Condominium, Town Houses shall have one space per unit plus one half space per bedroom.

2.

Commercial use:

a.

Restaurant, café, public/private club, or use of a similar nature facility having a gross floor area less than 3,000 square feet shall require one space for each 130 square feet. (Gross floor area X.008)

b.

Restaurant, café, public/private club, or use of a similar nature facility having a gross floor area greater than 3,000 square feet shall require one third space for the maximum occupancy limit of the facility. (Maximum occupancy limit X .33)

c.

Business, professional, office, financial institution, or use of a similar nature having a gross floor area less than 5,000 square feet shall require one space for every 300 square feet of floor area. (gross floor area X .0034)

d.

Business, professional, office, financial institution, or use of a similar nature having a gross floor area greater than 5,000 square feet shall require one space for every 400 square feet of floor area. (gross floor area X .0025)

e.

Commercial retail, or use of a similar nature having a gross floor area less than 5,000 square feet shall require one space for every 300 square feet of floor area. (gross floor area X .0034)

f.

Commercial retail, or use of a similar nature having a gross floor area greater than 5,000 square feet shall require one space for every 500 square feet of floor area. (gross floor area X .002)
