SECTION IX

- "M-1" LIGHT MANUFACTURING DISTRICT REGULATIONS.

The regulations set forth in this section, or set forth elsewhere in this Ordinance when referred to in this section, are the regulations in the "M-1" Light Manufacturing District.

1.

Use regulations. Light manufacturing uses which create a minimum amount of nuisance outside the plant, are conducted entirely within enclosed buildings, do not use the open area around such buildings for storage of raw materials or manufactured products or for any other industrial purposes other than transporting goods between buildings, provide for enclosed loading and unloading berths, are not noxious or offensive by reason of the emission of smoke, dust, fumes, gas, odors, noise, or vibrations beyond the confines of the building, shall be allowed; these uses include but are not limited to the following:

a.

Any nonresidential use permitted in a "C" Commercial District.

b.

Compounding of cosmetics, toiletries, drugs and pharmaceutical product.

c.

Storage firms.

d.

Manufacture or assembly of medical and dental equipment, drafting, optical and musical instruments, watches, clocks, toys, games and electrical or electronic apparatus.

e.

Manufacture or storage of food products including beverage blending or bottling and raw bakery goods, candy manufacture, fruit and vegetable processing and canning, packing, and processing of meat and poultry products, but not distilling of beverages or slaughtering of poultry or animals.

f.

Ice plants.

g.

Dairies.

h.

Research and development organizations.

i.

Sheetmetal, welding, and machine shops.

j.

Cabinet-making establishments and carpenter shops which use no motor larger than ten (10) horsepower.

k.

Manufacture or assembly of clothing, shoes, or other wearing apparel.

l.

Packing establishments.

m.

Contractor's equipment, storage yard or plant.

n.

Motor freight transportation and warehousing.

o.

Accessory buildings and uses including accessory signs, advertising structures related to the activity conducted on the premises, but with total sign area not to exceed 100 square feet.

p.

Liquefied petroleum bottling and/or storage facilities, both wholesale and retail, with a Special Use Permit only.

q.

Generally those light manufacturing uses similar to those items listed above, which do not create danger to health and safety in surrounding areas and which do not create offensive noise, vibration, smoke, dust, lint, odors, heat or glare other than those generally associated with industries of the type specifically permitted.

r.

A secondary residential use site built or industrial manufactured home with a living area not to exceed one thousand square feet of living area, when all yard area and setback requirements are met, as set forth in Section XII and Section XIII.

2.

Parking regulations. Off-street parking spaces shall be provided in accordance with the requirements for specific uses set forth in Section XV (15) [Section XIV].

3.

Height, area and bulk regulations. The height and area regulations set forth in Sections XIII (13) and XIV (14) [Sections XII and XIII] shall be observed.

4.

Buffer areas. Where manufacturing uses abut a residential district, an adequate buffer or screen shall be provided to visually screen the manufacturing use from the residential area. The buffer shall consist of suitable fence or planting screen of shrubbery maintained at a minimum height of eight feet, located within the required eight feet wide side yard.
