- "R-1" SINGLE-FAMILY RESIDENTIAL DISTRICT REGULATIONS.
The regulations set forth in this section, or set forth elsewhere in this Ordinance when referred to in this section, are the regulations in the "R-1" Single-Family Residential District.
1.
Use regulations. A building or premises shall be used only for the following purposes:
a.
Single-family dwellings, excluding mobile homes.
b.
Churches.
c.
Public buildings, parks, playground and community centers.
d.
Public schools, elementary and high, and private educational institutions having a curriculum the same as ordinarily given in public schools, and having no rooms regularly used for housing and sleeping rooms.
e.
Customary home occupations, with a special use permit; provided that there shall be no external evidence of such occupations except a small announcement or professional sign not over two square feet in area and attached to the building.
f.
Golf courses, except miniature courses or practice driving tees operated for commercial purposes.
g.
Railroad rights-of-way, including a strip of land with tracks and auxiliary facilities for track operations.
h.
Temporary buildings, the use of which are incidental to construction operations or sale of lots during development being conducted on the same or adjoining tract or subdivision and which shall be removed, upon completion or abandonment of such construction, or upon the expiration of a period of two years from the time of erection of such temporary buildings, whichever is sooner.
i.
Accessory buildings and uses including, but not limited to, accessory private garages, servant's quarters, guest houses, swimming pools, home barbecue grills, customary church bulletin boards or identification signs not exceeding 30 square feet in area for permitted public and semi-public uses, accessory storage, and accessory off-street parking and loading spaces.
j.
A single-story multiple dwelling unit not to exceed six-family dwelling unit development may be considered after a public hearing and approval of the City Council as directed by Section 18, Amendments.
2.
Parking regulations. Off-street parking spaces shall be provided in accordance with the requirements for specific uses set forth in Section XV [Section XIV].
3.
Signs and nameplates. Nameplates, containing the name of the occupant of the premises shall not exceed one square foot in area and signs advertising the sale or rental of the property on which they are located shall not exceed 12 square feet in area, including the sign support structure.
4.
Height and area regulations. The height and area regulations set forth in Sections XIII (13) and XIV (14) [Sections XII and XIII] shall be observed.
