SECTION VI

- "R-3" GENERAL RESIDENTIAL DISTRICT REGULATIONS.

The regulations set forth in this section, or set forth elsewhere in this Ordinance when referred to in this section, are the regulations in the "R-3" Multifamily Residential District.

1.

Use regulations. A building or premises shall be used only for the following purposes:

a.

Any "R" District use.

b.

Mobile homes and mobile home parks. No LPG (Liquid Propane Gas) shall be allowed. Porches and/or steps shall be placed at all openings in use on all mobile homes and shall be of a permanent type, subject to the approval of the building official, and shall be in place at the time blocking and tie-downs are inspected.

c.

Multifamily dwellings, with each living unit having living area on grade (i.e. first floor), by a Planned Development Special Use Permit only, when more than six-family single and two-story dwellings are involved.

d.

Medical or dental clinic or office, nursing, rest or convalescent homes.

e.

Rooming house, boarding house, or tourist home when each is located on an officially designated state highway.

f.

Religious, educational, eleemosynary institution of a philanthropic nature, but not a penal or mental institution.

g.

Private club, fraternity, sorority or lodge, excepting those in which the chief activity carried on is the same as in regular commercial business.

h.

Nameplates and signs shall not exceed five square feet in area and shall be attached to the wall at the entrance with only indirect, non-intermittent lighting.

i.

Day care or child care centers.

Parking regulations. Off-street parking spaces shall be provided in accordance with the requirements for the specific uses set forth in Section XV (15) [Section XIV].

3.

Height and area regulations. The height and area regulations set forth in Sections XIII (13) and XIV (14) [Sections XII and XIII] shall be observed.
