Nursery schools and day nurseries are permitted as a conditional use in those zones specified, subject to the following standards:
B. The lot upon which such use is proposed shall conform to the following standards and requirements:

(1) Minimum lot area: two acres.
(2) The minimum lot width shall be 300 feet on lots of more than four acres and 200 feet for lots of four acres or less.
(3) Minimum front yard setback: 100 feet.
(4) Minimum side and rear yard setbacks: 50 feet.
(5) Maximum building coverage: 10%.
(6) Maximum impervious coverage: 40%.
(7) The site must front on a street classified as a major collector, minor arterial, or principal arterial roadway.
C. Accessory buildings shall not be located closer than 30 feet to any residential property line.
D. The property must front on and have access to a roadway classified as a major collector, minor arterial or principal arterial roadway.
E. The maximum floor area in any single building used as a nursery school or day nursery shall be limited to 5,000 square feet above grade; and any areas constructed below grade shall not be utilized to house recreation or classroom areas.
F. Buildings shall be designed to be compatible in appearance with the residential area in which they are located.
