R-M RESIDENTIAL MANUFACTURED HOME DISTRICT
This district is composed of certain areas suitable for the use of manufactured homes for dwelling purposes when it is compatible with adjoining and nearby present and future development within the city.
In this district a building, structure, land or water shall be used only for manufactured home parks and subdivision, which may include:
(a)
No more than one manufactured home per manufactured home or single-family residential site;
(b)
Recreation facilities (for residents only) including recreation rooms or centers, courts for games, docks, piers, boat launching areas, etc.; excluded are facilities for boat repair or storage;
(c)
Park offices, maintenance facilities and laundry facilities;
(d)
Enclosed storage structures and storage garage facilities, with use limited to residents only;
(e)
Public local schools;
(f)
Home occupations (see definitions).
3.10.2.1 Permitted accessory uses and structures. Uses and structures which:
(a)
Are customarily accessory and clearly incidental and subordinate to permitted or permissible uses and structures;
(b)
Do not involve operations or structures not in keeping with the character of a manufactured home park or subdivision.

(a)
Houses of worship with their attendant educational and recreational buildings and off-street parking;
(b)
Schools, private and parochial (pre-kindergarten through grade 12);
(c)
Public utility and service structures;
(d)
Fire stations;
(e)
Community libraries.

No building or structure shall exceed 35 feet in height, unless provided for herein.
3.10.5.1 Each manufactured dwelling structure located in a R-M district shall be located on a lot or parcel of land having a usable area (see definitions, "net usable area") of not less than 4,500 square feet for a park lot and not less than 5,000 square feet for a manufactured home subdivision lot.
Minimum lot dimensions.
Park lot: 40 feet × 90 feet.
Subdivision: 50 feet × 100 feet.
The following minimum front, side and rear yards shall be observed:
3.10.6.1 R-M manufactured home park:
(a)
Front: 15 feet.
(b)
Side: Five feet.
(c)
Rear: 15 feet.
(d)
Waterfront: 25 feet.
(e)
Perimeter buffer: 20 feet.
3.10.6.2 R-M manufactured home subdivision:
(a)
Front: 20 feet.
(b)
Side: Seven feet.
(c)
Rear: 15 feet.
(d)
Waterfront: 25 feet.
Each manufactured home shall have a minimum living area of 1,000 square feet, not including garages, carports, open or screened porches, or breezeways.
For all buildings including accessory buildings is 45 percent.
For off-street parking requirements, see division 41.

Sector plans (for properties outside the regional business center) and/or areawide developments of regional impact (DRI's) shall be required where properties and/or projects are of the magnitude and size as follows:
(a)
DRI applications are required for properties and/or projects that meet or exceed the DRI thresholds found in F.S. ch. 380.06, Developments of Regional Impact.
(b)
Residential projects greater than 1,000 units are required to submit a sector plan (see section 3.44.24, Sector plan).
